The room and the wonderful breakfast.
Great hotel, right next to "T" so location was perfect for getting around. Not the usual "chain" hotel, lovely touches to the rooms and very comfortable.

The rooms was really nice, I felt at home. The best to ways to move around in Boston are really close, like two minutes waking, The T and Hubway bikes. The restaurant, the neighborhood.
Every room has their own Wifi hotspot. Next to subway station. Friendly staff and lovely location.
The staff was exceptional- the breakfast the best "inclusive" I have experienced, and the overall experience was top notch. The restaurant was incredible, and I have returned again since my stay.

Small restaurant and prices a little high.
We liked just about everything: the building itself, the history, the front desk staff, the hot breakfast, the outdoor seating, the orange-infused ice water in the lobby, the comfortable room, the big bathroom (and big shower head), the peace and quiet at night, plus, lots of great dining options in the area. This hotel was recommended by a colleague. I would recommend it to anyone, without hesitation. We loved it.
The parking in the garage is tight, the room was a little dark, and the location is a bit off the beaten path. (Having said that, we where there on business, so we were gone most of the day.) On the plus side, it's right next to a T station, which made getting around a snap.

I stumbled on the Kendall while booking a recent business meeting, and could not believe I had not heard of it before. What a find! The Kendall is a vintage firehouse-themed boutique hotel that has given attention to every possible guest whim. Unlike what is found in many instances, the rooms displayed on the hotel website are exactly as depicted. My room was spacious, quiet, and immaculately clean, as though just painted. The bed and pillows were super comfy. The robe and towels were soft and plush and I'd give the hotel an A+ for the ample hot water alone (I cannot stand how most big box, chain hotels provide namby-pamby lukewarm-mildly hot water), if not for the super-convenient breakfast included also in the room cost; the Black Sheep restaurant sidewalk seating provided for quick consumption of the breakfast; and the hotel's incredibly-convenient proximity to the T (RIGHT across the street) and your choice of eateries (including Legal Seafoods, ALSO right across the street). Overall - it's in a great location. I definitely will book this hotel again!!!
Just a few things: the super steep descent into the hotel's parking garage is NOT for the faint of heart (unless you are from San Fran); the quality of the front desk was uneven (very friendly to brusque and dismissive); and my WiFi connection was a bit quirky, but, these detractions would NOT keep me from rebooking the Kendall. It's a real gem. Just great.
Location is excellent, as is the quality of the rooms, the bed, the bathrooms, and the breakfast (included in the cost).
It is quite expensive. Were I not being reimbursed it would be more than I would like to spend.

Wine hour and marvelous breakfast buffet. Home-like atmosphere with wonderful decorative items. The location at the edge of MIT was perfect for prospective student visit.
They oversold the double/double rooms and my 17-yr old ended up on a pull-out sofa the first night....uncomfortable.....However, they were able to change our room for the 2nd night to our original booking request and it was great!
The water pressure of the sprinkler in the bathtub should need to make it stronger.
