When we arrived at the office on mission street to check in we were informed that the cathedral suites and nob Hill we originally booked was no Longer available We had to stay in another area on mission street The price was the same and we thought nothing of It. The management were dodgy and not professional We found the area was extremely rough and not safe at night Would not trust this management at all
Very nice location on the top of Nob Hill, generally good flat.
The place was not really very clean. Didn't get sufficient instructions when arriving, so wasn't aware of the checkout process, or how to handle trash. Still waiting for my invoice, despite asking for it in person multiple times and requesting it again twice through Booking.com
The interior of the room was beautiful. We were very comfortable, inside. The kitchen was fully prepped and ready for cooking, and it was a lovely Studio kitchen.
This is a Bait and Switch operation. We didn't stay at the location we booked. In fact, five other couples also arrived on time to check in, and they also were switched to other properties in the city. Our eventual location had a beautiful room; but the location was not what we had arranged for, and we were not comfortable outdoors at night there.

The place is nice, quiet and in a walking distance from tourist attractions. It is lokated on a hill, so there is lots of uphill and downhill walking.
We have booked the apartment for six days and received the confirmation weeks ahead. However, it turned out that the landlord has double booked it. We had to fight to get them to understand that we really wanted to stay there and not somewhere else. We stayed in a hotel nearby for one night before we get what we have paid for. We get the impression that the landlord acts in an unorganized way. Later we checked reviews in the Internet, and observed that we have not been the only ones who have suffered from double booking and unorginized treating.
-Excellent location. -Apartment was as described, 6th floor, nice view, comfortable and convenient. -We got a fresh set of towels, sheets, and a clean-up half way through our stay.
-Communication with the concierge (Brian) was bumpy. His replies in emails were late (by 10 days or more) and he seemed to lose control of who had booked what in the properties he manages. We got an email while en route to SF stating that there was a mix-up in our (confirmed and prepaid) booking and we had to move elsewhere (or something). Then a second email came in instructing us to disregard the first one and stating that our reservation was actually ok. All this while we were over Greenland, on our way to SF (we had internet access on the plane). In the end everything turned out fine, but this is not the best way to start your trip. -Cleanliness was an issue. The apartment had a funny smell, probably due to the carpets being in bad need of a good cleanup.
Please read carefully before booking. I feel that I have to explain this to anyone who is interested in booking this place in order to avoid a bad experience. To set things straight, I did not stay at the Nob Hill, it was overbooked and I had to stay in another place near the Fisherman Wharf Firstly, the Nob Hill Place Apartment that you are to book is managed by a company called Lumi Worldwide, not the management team located at the apartment. As such, any calls to the Nob Hill Place Apartments will not help you with any bookings or queries. Lumi on the other hand is extremely difficult to get a hold off. If you visit their website, they have no contact details. In order to get your key, a Lumi employee (Brian) will contact you prior to you arrival. So you will need to constantly check your email for Brian message. When you depart, you will need to arrange a time with Brian for him to come pick up the keys. Brian is located in a different part of town and he (or you) will need to travel around to handle the arrival and departure procedure. So I say again NO ONE IN THE APARTMENT BUILDING CAN HELP YOU WITH ANYTHING. ALL CONTACT MUST BE DONE THROUGH LUMI WORLDWIDE. That being said, Brian is a very nice guy and he will try to accommodate all your request. You, as the traveller, will need to understand how this booking works. The room I stayed in was more of a studio apartment. It was clean and comfortable. There is no washing machine in the room, but there are shared coin operated ones found in the building. Cable TV available, albeit very limited channel selection. Hair dryer included.
To arrive at downtown sf and only to be told "we have been over booked and I will need to find you another place but there is no certainty anything is available now" is a travellers nightmare. After hanging out for around 1.5 hours near our proposed meeting place for the pick up, Brian finally got me a room in another apartment managed by Lumi near the Fisherman Wharf. This basically messed up all my plans for the day and all my fancy restaurant bookings which were at the other end of town. I had to redo my itinerary to make it work for us.
Good location, close to CA & Powell cable cars, center of downtown area, and quiet nights. (During the day, the school kids were having recess fun across street which did NOT bother us at all). We would recommend this condo/apt to friends.

Comfortable, quiet, well sized apartment with a small bedroom but more than adequate. There is a great view of San Francisco Bay and the beautiful Grace Cathedral. Lovely area with great architecture and beautiful homes and walking distance to cafes and California St & Powell St cable cars. It is very hilly so probably not suitable unless you have reasonable fitness. The manager, Brian said to have a drink at 'Top of the Mark', we are so glad we did. The view was spectacular, all for the price of 2 drinks. It's very popular though, so don't go too late in the day. We bought a 3 day Clipper pass for cable cars and buses which is very good value, but be aware that it is 3 calendar days and not 72 hours. We wasted the first day by just using it once to go a few stops, late in the evening.
The lift broke down on our last day, just glad we weren't in it when we were on our way to the airport. There is an alternate very old & small lift, or the stairs. Cable tv took us ages to work out how to use, so instructions would have been handy.
LOCATION IS IDEAL FOR GETTING AROUND SAN FRANCISCO AND USING THE CABLE CARS HIGHLY RECOMMENDED!!
- no dishwasher - for working from the appartment one need to be aware that the appt is facing a school which is quite loud

Being told, on arrival at the agreed 5pm, there was no apartment available despite telephone confirmation with the Concierge the day before. Looking at reviews and speaking with the residents, who had witnessed conversations with new arrivals, this is very common. We felt uncomfortable with the dubious attitude of the management accountant who had initially told the Concierge to get rid of us (could hear him over the phone) seemingly due to double booking, his dishonesty in saying our credit card on the booking.com site was not valid (booking.com has confirmed it was on their site & valid) and though exhausted having to visit this accountant in downtown sf to have payment & personal details taken from my credit card then his indifference as to whether this payment would confirm room in Nob Hill Place despite the Concierge's assurance. First night we were moved to a Fisherman's Wharf apt, spent til noon waiting to be moved from this apt block, which was undergoing noisy maintenance, back to Nob Hill Place already having missed the previous evening's session & morning session of the conference we were there for. Our apt in Nob Hill Place was more a studio than one bedroom, the view was the apt block opposite, the large bed was 4' 6", the laundry facilities were apparently coin operated in the basement. This whole unpleasant experience seriously affected what should have been a great visit to sf.
Nice apartement, good size, great wifi quality.
Our room was swapped to a different location and we were only informed half an hour before moving in. We also sent numerous e-mails, sms, calls to the manager a week before but we could barely get the information about how to proceed with the checkin or checkout. We also felt that what we discussed earlier were completely forgetten by the next day. This could be a nice thing but the checkin / checkout process is just too complicated.

No where to park your car
Brian, the Concierge, was a sweetheart. The location was fabulous and completely safe. The view of the Bay from our window was amzing. The rides on the trams and cable cars to and from the property were such a delight. Talk to the driver and the conductor, it will make your day. We would definitely stay at Nob Hill again.
The equipment in the kitchen was rather limited. As the building was old it had a bit of an old smell which did not deter from the beauty but was a shame.
When we arrived our suite wasn't ready. After about 30 minutes the consiege arrived and saw the situatioon and asked if we would mind moving down to Fishermans Wharf. We agreed. It was a fabulous vacation because of his GREAT customer service.

Loved the area, having a private apartment that makes you feel less of a tourist and more like a local. It's a high end neighborhood and I felt very safe walking at night or arriving late by public transportation. Loved the fact I had a private kitchen and a living room. The place was awesome and the people who received us were super nice.
Just the hill, but there's nothing you can do about that. There was no place to park, which can be an issue if you rent a car. Also, just make sure you call the day before as you have to meet someone to hand you the keys. Other than that, an awesome experience! Would definitely stay there again.
Apt was nicely furnished; quiet location with the occasional Cathedral bell or cable car ring in the distance. GREAT views of the city in the evening and early mornings. All the comforts of home.
Elevator took some time, but it was worth the wait not to have to climb the 6 flights.
Centrally located and is the old architecture of all the other buildings making it a true feeling of San Francisco!
Getting ahold of the manager was a total inconvience if one does get him at all! Was suppose to call/text/email arrival info to confirm as well as make "arrangements" to pick up the key. I had tried all ways asked to contact him several times and was getting worried that the booking was bogus because no answer or replies! After aver a week or more I finally made contact only to arrive and he was not there to meet us as pre-arranged!! Carpet needs steam cleaning!
Lovely part of San Francisco Very central Having an apartment gave us a bit more room and allowed us to make our own breakfast and dinner. We were out most days but being able to relax after a day out was great.
The hills but that's part of San Francisco and on a positive - you had magnificent views and there was a cable car very close by which was easy to use.

I liked the facilities and location. Shame it took two days to actual get into the room and apartment I booked and payed for. Was promised that because I was so helpful that I'd get the best room they had available and that I'd be looked after... Wasted a whole day of our vacation to San Francisco sitting waiting for them to confirm room was clean and that we shifted our bags to apartment...
The room was given two towels two hand towels and two face clothes. We had to ask three days in for clean towels Given coffee machine and filters but no coffee, not even a tea bag!!! No tea towel to do dishes... I spent days prior to checking in trying to call concierge to confirm our arrival as he requested via email. He did not once return voice messages nor text messages. Claimed I had wrong number, but when I called him while he was in front of me his phone rang. I booked Nob Hill because of style and location, it was a little further from where I needed to be whilst I was in SF but it was ok because it was a nice apartment in a nice location and we wanted to spend the week like Franciscans rather than as hotel guests... When checking in two hours after we left bags at apartment he told us that our room wasn't available and wouldn't be today nor likely it would be the following day either... He put us in another apartment down at fishermans wharf... Spending two days in fishermans wharf, epicentre of the conventional tourism Mecca of SF, a place I had no intention of spending any time besides the half day need so as to do an hour cruise of the bay... But rather, we spent lots of time and money getting in and out of the area... Then a half day where we were unable to do anything, while waiting to receive the ok to move into Nob Hill. No offer on their behalf to collect our belongings and shift in to Nob Hill (though they shifted our belongings down to fishermans wharf without our permission) putting even greater pressure on our agreeing to the forced stay at an apartment in fishermans wharf, and not staying where we paid for. The apartment block in Nob Hill is period stunning, everything You expect and desire of an apartment in San Francisco, nice to also see it being renovated to a complimentary historical standard. Would have been nice when booking if there had been a mention of ongoing renovations in the building, during our stay...
Location and price were excellent.
Apartment is old, and street noise is high. Check-in procedure was a debacle. Booking.com informed me later I was a no show which clearly meant the staff did not check me in properly after all the hassle. Staff did not return my call.
The location was excellent for walking everywhere and hopping on the cable cars. We had a top floor apartment with fantastic views across to the bridge. We did see 2 other apartments that were all fitted out to the same quality. We only used the coffee maker and kettle but you could have prepared all your meals there if you really wanted to! Launderette just down the road along with MyMy for breakfast (highly recommend). Brian looked after us and helped us with any queries.
There was nothing that we didn't like but one thought for improvement would be a folder of details of the area.
