Not having my emails answered It wasn't what we had been led to believe. It was more like a studio than a one bedroom
Utilities are alright, they basically have most things you need. It's not expensive for a pretty decent place to live so what can I say.
They said they sent me an email about their place change and phone number change and I checked everything including the spam! There was never email. First of all, they provided a wrong phone number, and the address they provided was not the address where you check in (its miles away) finally I got in touch with them after calling Booking.com, and learned that I have to get a cab to the check in place. And we finally got our room, and somehow they messed up and gave us an uncleaned room. So we waited for them to clean, the cleaner were really nice that make me feel guilty for hating them.
Nice view of Golden Gate Bridge, wonderful location, tasteful decor. The price was a great bargain.
Arrival, signing in, getting keys was problematic, since the "office" was in SOMA, quite far from Nob Hill. No one was there to meet us and no one responded to phone call for quite a longvtime, at least 45 minutes. However, once Ethan did connect with us, he took very good care of us, took us to the apartment, answered all our questions. The elevator was a little temperamental, but I would stay here again!

Bed sheets didn't seem that clean nor bathroom. Overall apt quite clean
They advertise the cathedral suites but then tell you it was overbooked after you arrive. They put you in another apartment nowhere near the cathedral suites. There were two others trying to check in when I did and they were bait and switched too. This is fraud pure and simple.
The checking in process is poor. I understand that the apartments are not a hotel, so there is no reception at the venue, but having to go to another location to fetch keys is not ideal. As there is an office within the apartment building it would make more sense to pick up and drop off keys there.
Interior was relatively newly upgraded. Location on top of Nob Hill was nice.
The staff was highly incompetent. They wouldn't give me proper instructions about when i could check in. They kept changing the time. Had to trek there in the rain and wait in the rain on the sidewalk for 20 minutes! The unit was extremely drafty. One of the windows did not close, on a cold day! And the room heater is highly inadequate. I was shivering the entire time i was there. Terrible experience.
The Apartment is perfect for the money we paid, location is beautiful, easy to walk downhill, lol. Felipe was a nice person, but check negatives before you go.
This is a bait a switch. Just read some reviews, same thing happen to us, but we got lucky to get the apartment, we saw terrible situations with another travelers and we feel so bad about them, is not nice to plan a trip and expend the first day trying to get a room, this is managed for oriental people, they don't explain anything, you just follow them, in some point is scary.
Never stayed at an apartment for a hotel room, but it felt like home to stay, the building was older but had a lot of charactr which wqs very nice..
Where to start...... You have to contact the people that rent it for being able to get the keys of the apartment, there is no office in the building (for them) and the one that is there is not going to help you if you have a problem (as we tried the first time we were there). The second reservation we had, four days later, they didn't have an apartment for us, arguing that the apartment had a plumbing problem. I had read in your reviews someone complaining about the same thing and wrote to them asking if I could have the same problem. They never answered. They wanted to give us an apartment were their offices are, far from the tourist destinations and in a very ugly vicinity. As we refused, the only solution they gave us was to return us the money they had already charged a month ago. They didn't offered us any other service or to call you. They have the worst costumer service I have ever seen. They don't care about their customers, all they are interested in is in doing business. Booking should drop their name from their site. They are not reliable.

Besides the kitchen, the rest of the apartment was clean. Wifi worked.
The Nob Hill Suites was overbooked (due to some conference or other). They did not inform us prior, but nonchalantly said they had one other location left. They offered no compensation and even tried to pass off the new location as "better" and more expensive. The new location was along Golden Gate Ave, right beside social services. Did not feel safe walking in the area past 10pm. As we had no other choice, we accepted the new apartment. Coffee maker and oven were stained and mouldy. Refrigerator had tv dinners and juice that seemed to be from a long while back. Tv did not work.
- great location, close to Cable Cars, main arteries and various City hot spots - comfortable & spacious accommodation in safe neighbourhood - good Wi-Fi service
- although very helpful, the Concierge Manager is rather difficult to get hold of - lack of reception desk, handy if one needs to check-in / out quickly - kitchen utensils could be replenished every now and then - no air conditioning / fresh air circulation in the bedroom (no problem in December, though it might be very different story during summer season)
Good location and view
Management below any standard. We booked and paid for a flat 2 months in advance. Two days prior to our arrival, we called a manager to confirm that the flat is available. On arrival, we have been told that they are overbooked and the flat is not available, and have been suggested to book a hotel somewhere else. Only after a lengthy argument the room became available. No room service. Full bins never removed. No toilet paper.

Some booking mix up which meant we moved once after having to spend first night in a different building. Seemed it may have been owing to head office over booking.

- Bait and switch as everyone states - Keys to pick up at different location - Waited more than an hour for staff to meet you - Advising you on that day that apartment overbooked needs to swap to another apartment - Smelliest and most unhygienic operators ever. Used bedsheets/pillows/etc, after changing BO of previous tenant still stench not just the "clean" linen but also the room. - I believe the after 4pm late check in hour is to prevent customers like us to be desparate to yield to change to another location due to the "overbooked" reason provided to us at the last min. Imagine you have kids with you. - Need booking.com to investigate and prevent such mob to be able to scam customer online. To all, keep it SIMPLE , just DO NOT book with these operators.
The views and the location were excellent. Seeing the Golden Gate when you wake up is magical.
Bait and switch. My Mom booked these rooms for us for a very special Thanksgiving and they tried to switch us to room in SOMA. Very sketchy neighborhood in the night. She had to be really nasty and direct to get just the rooms she had paid for. This is not how it should work.
Nob hill is a good location and the apartment size is reasonable. It's good to have a little kitchen so that you can have own breakfast or a bite to eat now and again.
The company lumisuites (who is behind this apartment) is very badly organised. When I arrived my apartment wasn't ready so I had to stay in another one for the first night and then the concierge moved my bags. The radiator in the apartment was leaking and it smelt funny - it could certainly do with a spring clean... I would not recommend it, and although the concierge seemed a nice guy and kept trying to put things right, it's too much stress to deal with if you want a nice smooth stay
Nice small apartment in a nice neighborhood. We had an amazing view to the Golden gate from our room, the kitchen was small, but there was everything you need for a couple of days. The guy Brian was pretty cool and took his time to answer questions, he also gave us a little map where he showed us where anything we wanted to know was. Overall an okay apartment for a couple of days, cause you are out on the Streets all the time anyway.
The elevator was pretty old and did'nt work sometimes, we did'nt trust it and had to walk up the stairs to 6th floor.

Was overcharged $270 due an alleged transposition error when charge was put through to AMEX. Refund has still not been issued. Facility booked was on Nob Hill. On arrival, was in formed I needed to be relocated due to a plumbing problem in the room that I had booked. New location was in Tenderloin. Comedy of errors - but not really fun or funny - to locate a unit that was vacant and had a key available. Unit found at 4:00 p.m., but no key until 10:00 p.m.! TV not working due dead cable box. WiFi inaccessible because manager did not know the password. Second night of a three-night stay, found a "notice to quit or pay rent" within 72 hours taped to the door.

The bed was one of the most comfortable beds I have ever been in, the apt was clean and quiet except for street noise, and the building was walking distance to many department stores.
They dont allow bicycles! They have a garage just for bikes, but its only for long term residents. They would not allow a bike inside at all! Ridiculous! The staff has no idea what is going on, we had only 1plate, 1 fork, no bowls, we had no way to get clean towels,or more toiletries. I had booked a room at Cathedral Suites on Jones St, but when I arrived was given a room at SOMA Suites on Mission St instead with no explanation.
Brian the property manager at Cathedral suites is awesome - was the only that made a bad situation the owners created tolerable.
I did not want it to be true but the same bait and switch thing other reviewers mentioned happened to us. The owners take the rental fees on a non-refundable basis and then call hours before check-in to say they are overbooked. They try to persuade you the alternative they offer is comparable or better but it is not - either in size, atmosphere or location. I had to aggressively argue/negotiate with non-English as a first language speakers for 2 hours just to stay in the place I had already paid for. As soon as I would not budge or wanted a different price for different place - the rooms magically became available. The whole anger/negotiation process we had to endure just to check-in really ruined the joy and delight upon arrival into a beautiful city. Check in is a true hassle. They make you come to the corporate headquarters which is a long way from the place you actually stay. So be ready to haul your luggage all over town just to check in. Also do not come directly to the Cathedral Suites address - even late at night. We saw a couple that started at Cathedral Suites, then go all the way down to the "corporate headquarters" building to check in and then come all the way back. Finally - the kitchen is Spartan. If all you want is to heat up take out it will work. If you were planning to really cook the available tools are not much.
