Very quiet at start of season, a little lacking in atmosphere

Location was convenient. staff was friendly and the facility has potential, but they were just opening up for the season and were still getting some things straight, which took away from what my experience could have been.

Breakfast buffet had the potential to be good, but it needs work....chafing dish foods not refreshed often enough, so they were dry. Also, this was one of the first nice weekends of spring, and they didn't have any Adirondack chairs set up on their lawn. When I asked them if they could put a few out, they ignored the request, and told me it was too cold...I told them that I would be the judge of that, but it fell on deaf ears. It would have taken very little effort for them to do this.

They put us in the wrong room, bed was not a queen

good value for the money and wonderful view of the Kennebunk River....breakfast was huge and tasty

Perhaps too many coach travellers when we were there. This gave a different atmosphere to the breakfast when it was bedlum because 2 separate coach parties were eating.

Bathroom was rather outdated and could do with an overhaul

Good value for money. Good location - a pleasant short walk into Kennebunkport. Room was good size and clean. Good breakfast.

The hotel lobby area could do with more seating area around the tea/coffee area.

Excellent hotel. Great food. Nice bar. Lovely room with tasteful decor.

The bathroom did not accommodate toiletries. My makeup bag was in the bedroom which made it hard to get ready.

Staff and location were both top-notch

Price. This is NOT a $275/night "resort". Our room was small and shabby, very outdated and we were expecting "resort" like amenities. On a scale of 1-5 stars, it is at best a three star hotel (note the word "hotel" and not "resort").

The mattresses were a little tired. A key to TV channels is always handy.

Elevator having to be operated by staff. But there was never a time when we could not find a helpful staff member to operate it.

A fine spot by the water, a classic old hotel, redone but with much charm. Coffee and papers in the lobby. A fine breakfast. Chairs on the lawn. A nice walk into town.

The 2-3 person elevator is clearly in need of updating. The stairs are steep.

We liked the quaintness of the hotel. Our room overlooked the grounds and the river, it felt so romantic there.

The charm of the old building...we would never stay in the new rooms!!!! The outside flowers and landscaping adds to the overall charm of the resort.... The friendliest of the staff...a ten in my book!!! The food is exceptional....

We liked the ambiance and location of the resort. The rooms are nice although some are in better condition than others.

The hotel does not have a elevator for guest use without the help of an employee.

This was the most beautiful place. We really enjoyed our stay. The staff was friendly and it was a nice place to walk around. We had a great view and their breakfast buffet was good too! We will definitely stay here again! It is very relaxing!

Location in Kennebunkport was very good.

The resort is very tired and was like stepping back into the sixties. The riverside location made up for everything.
