Enjoyed the ambience and history of the Upham- definitely the correct choice for us. Lovely down time in the garden enjoying wine and cheese as well as relaxing breakfast time in a tranquil setting. Would love to return.

The restaurant's food and service was terrific. The grounds are pleasant. The lobby is spacious. The hotel did provide late checkout upon request. The breakfast was delicious.

The Upham Hotel is not accessible for individuals for disabilities. I had thought a ground floor cottage would be accessible for someone like me, who uses a cane and gets painfully about. Not so. No offer at all from the harried desk clerk to help getting my baggage to/from my room. Many steps and uneven walkways broken up with grass. No help managing my breakfast tray down steps to the only available table (I can’t carry a tray, manage my cane and get down steps to the only table available). Trip / fall hazards abound everywhere. The phones were not accessible for people with hearing loss (no volume or tone control). The sofa in this highly-rated B & B stay was a floor sample with labels written all over it illustrating potential sofa construction options (welt, double welt, box pleat, etc.) – it should have had a sofa cover. The mattress was old and uncomfortable, springs poking. The shower leaked. The front desk clerk had a terrible broken accent, and I could not understand him at all. I won’t return or recommend it to anyone with a disability.

My husband and I stayed at the Upham on our honeymoon. The manager left a bottle of champagne , chocolates and card in the room which was a nice touch. The room and hotel was lovely.I especially liked the decor. I would definitely recommend staying at the Upham.

Loved the staff and grounds. Such a beautiful courtyard so sit and relax or talk.

I wish the breakfast would have had a better selection of foods and pasteries. And also the wine and cheese was a great idea, but it was more of a cheese wiz and that was a bummer. Still would go back for the great staff and location

Excellent service, beautiful room and well set up. Pretty grounds. Easy parking. Friendly staff. Bed was incredibly comfortable. Attached restaurant - Louie's - was absolutely delicious and service incredible. Had dinner. Special was salmon with pineapple risotto with a cream sauce I'm still dreaming about! My cousins recommended The Upham and it lived up to their raves.

    1. No coffee maker in room - very unusual for this price point. I had a cottage room and had it been raining I would have had to run through the rain to get coffee. 2. No one wants to get dressed up to have morning coffee. Get Keurigs in rooms. 3. Nice fans and windows that open to beautiful grounds - but needs slimline room air conditioner. 4. Hair in tub. Inspect room before guest arrival.

The property and the location was great. Loved the history. This place is so cute.

Cleanliness of the shower could have been better. Staff could have been a little friendlier. Liked the idea of cookies in the evening but fresh baked would have been wonderful

Pleasant and quiet boutique hotel. Very nice grounds and seating areas for having a coffee. Rooms were nicely decorated. Great location. The able- bodied can walk to most destinations. They serve terrific lemonade too.

We were both given second floor rooms in different buildings. There are no elevators. I counted 22 steps on the stairway. My sister had some difficulty navigating. We were about to request ground floor rooms when it was indicated that they were fully booked. Something to consider.

Very cute and homey with a nice breakfast and afternoon wine out in the courtyard.

Only one air conditioner located in the second bedroom so a bit warm at times, even with the fan blowing.

It was very quaint and located in a quiet area. The staff was incredibly helpful when it came to picking out local eating spots.. They also let us use their large refrigerator to hold our daughter's graduation lei until we needed it.

The hotel was farther away from the university than I would've liked. We kept having to drive back and fourth and it got old quick.

Lovely hotel. Beautiful garden, friendly staff, nice location. And the Louie's restaurant in this hotel is absolutely Outstanding!! We'll be sure to come back here.

The ice machine for the guest near the lobby is a little bit noisy. Hope it'll be improved.

Clean & pretty inn, conveniently located near downtown. Nicely decorated room. Very good Continental breakfast which inc hot cooked oatmeal & hard boiled eggs. Pretty garden/patio area. Good A/C.

Parking is tight @ inn's lot. We could hear noise from adjoining rooms. Desk staff not all friendly or knowledgable about the area.

We liked the peacefulness of the property and the many places to sit outside and relax. We also enjoyed the breakfast and wine/cheese in the afternoon.

    Everything was fine. No complaints.

Walking distance to good restaurants, shops, art museum, movies, Alice Keck Park, etc. Lovely garden areas w/ ample sunny & shaded seating. Pleasant, comfortable rooms & cottages w/ free wifi. Happy hour & late night oreos and milk. Breakfast buffet includes drinks, fruit, hard eggs, yogurt, cereal & pastries (pastries & cereal are avg; would like some unrefined whole grain options & way to heat pastry).

The quaint Victorian feel, the gardens and grounds

The pillows were awful and the bathtub had hair in it, which was appalling to me. As nice as the place is, you could still tell it is old (not in a good way)
