i don't like elevators and this place was just perfect in every way. Spacious and very comfortable room, beautiful setting, excellent location and a friendly staff. Will definitely go back :)
Eventhough they offered free snacks in the afternoon/evening they were by healthy enough for my daughter and I to eat. Lovely gesture though!
Loved the quaintness, location, friendly staff, and personal touches- milk and cookies at the end of the day! Nice little breakfast, and sitting room with fireplace is very cozy and homey....

Far from the beach
The room/amenities we had reserved was not available due to a break down. When we arrived, we had already been upgraded to a suite along with profound apologies. I truly appreciate when an organization strives to fix a problem, before I even realize there is one. Well done.
Great room, the grounds were well manicured and very peaceful, close to State street, friendly staff
We liked everything about this hotel. The lobby had a fireplace with comfortable seating to enjoy a glass of wine. The staff was genuinely very friendly. The hotel has a lot of charm and was very relaxing. In addition, it has a great location and it has historical value, because it's the oldest hotel in SoCal.

Location. It is quaint and charming.
Significant hallway noise in main house. Overpriced for single room in main house. Breakfast is fair. Says free wifi but it never connected in my room. In sunroom downstairs by front desk very poor intermittent service. If you want wifi at all this is not the place.
i loved the comfortable feeling of the hotel. It felt like home and the staff was very pleasant and helpful. i also loved the historical quality of the building, the old woodworking, the creaky windows when you opened them....i loved it and will recommend it to anyone who travels to Santa Barbara.
The ONLY thing i didn't like was that the restaurant didn't deliver food to the room. i'm sure this is due to the restaurant being owned by someone other than the hotel....other than that small thing, it was great.
The ambiance of this place is very special. With the restaurant on the veranda, the gazebo in the middle of a beautiful rose garden, and the quaint cottages, this place is hard to beat. And it is close to all the downtown shops and sights.

Unfortunately, the weather was unseasonably hot (93 degrees) and the air did not work in one of the rooms with small children, although service was prompt. Evening cookies of Oreros was a bit of a disappointment...

We loved the separate little buildings and gardens. Staff was very friendly. A very pleasant experience!
Difficult in Parking!
The location and the little extras like continental breakfast, cheese and crackers, wine, milk and cookies.
The bed was lumpy and uncomfortable. The toilet flush was broken. Wish it had a tub.
The hotel gounds were lovely. The morning breakfast, afternoon wine and cheese, and evening coffee and cookies were a treat.
The couple we were traveling with had booked an air conditioned room and had confirmed that they had one prior to arrival. It was an extremely hot weekend and the hotel did not save the air conditioned room as booked. Our friends had to settle for a room fan. The hotel did give them a bottle of champagne for their inconvience.
Enjoyed the ambience and history of the Upham- definitely the correct choice for us. Lovely down time in the garden enjoying wine and cheese as well as relaxing breakfast time in a tranquil setting. Would love to return.
The restaurant in the hotel is A+.
Three blocks off busy State Street, the Upham Hotel is a peaceful oasis. The buffet breakfast was delicious and we ate at one of the small tables in the extensive garden. Wine and cheese was served at 4:00 P.M. The room was spacious and comfortable. The hotel had a European feel with international guests.
Ambiance, location, facilities
Bed a bit soft.
They upgraded us to a great room when our walls were too thin and we couldn't sleep because we heard everyone else's conversations. The complimentary wine in the evening and the full continental breakfast were great perks.
Very thin walls in certain rooms which made privacy a bit more difficult.
The restaurant's food and service was terrific. The grounds are pleasant. The lobby is spacious. The hotel did provide late checkout upon request. The breakfast was delicious.
The Upham Hotel is not accessible for individuals for disabilities. I had thought a ground floor cottage would be accessible for someone like me, who uses a cane and gets painfully about. Not so. No offer at all from the harried desk clerk to help getting my baggage to/from my room. Many steps and uneven walkways broken up with grass. No help managing my breakfast tray down steps to the only available table (I can’t carry a tray, manage my cane and get down steps to the only table available). Trip / fall hazards abound everywhere. The phones were not accessible for people with hearing loss (no volume or tone control). The sofa in this highly-rated B & B stay was a floor sample with labels written all over it illustrating potential sofa construction options (welt, double welt, box pleat, etc.) – it should have had a sofa cover. The mattress was old and uncomfortable, springs poking. The shower leaked. The front desk clerk had a terrible broken accent, and I could not understand him at all. I won’t return or recommend it to anyone with a disability.
