Location was good, staff was pleasant and helpful. Hotel was clean but the view of the neighboring brick wall was less than desirable.
Upon check in we were given a lesser room than what we reserved weeks in advance. We paid the same price and the hotel comped the parking.

Everything !! First impression in foyer was good , then it went down hill from there , the hotel was old , scruffy,dirty & smelled The room was a dingy box with no ventilation and an old air conditioning box , the towels were well used and the furnishing old , bed un comfy , the room made us feel un well , it was very expensive for a poor room , it has put us off ever going to San Francisco again ,the exta taxes & valet parking add to the cost wich is not explained ..
To late room make up
Perfect location if you are travelling with little kids. A few steps, then you can get on the cable car to all must-see places.
Decoration is a bit old, floor squeezing, but not a big deal compared to its location.
The location was very good, close to the tram and an excellent beer pub close by.
1)Location 2)The 2 members of staff who eventually consented to a room change even though their initial stance was that nothing was available.
1)Unfriendly, unhelpful, inflexible, disinterested check in staff. Not even polite words of welcome. 2)Being placed in a single room and incorrectly (but firmly)told it was double. 3) Checkout staff told us car had been called but we waited one hour and 20 minutes for our car to arrive upon. After 45 mins followed up and advised was on way. Still no word until we spotted car in street- Concierge had car keys in drawer but no one told us. 4) Hotel is in poor state of repair, worn paint, cracked and stained walls. Phone in room was out of order. 5)Room sizes are an issue. First room was ridiculously small. Literally no space to move. Second room was a minor improvement but small for USA. 6) Bathroom storage space is non existent. Even the sink is curved such that if you dare place toothbrush down it falls straight into the bowl. 7) Publicity material has inaccuracies eg 32 TV not 42.
Excellent Service, wonderful and charming entrance , bar and restaurant ...the setting is just great. Very friendly and efficient staff as well at check-in, Vallet parking, restaurants. The cable car passes in front of the hotel giving an extra authenticity. Rooms small but well designed and offering top comfort. Tiny bathroom but excellent tools. We loved our stay !
A bit pricy ... two rooms two nights and two reasonable breakfasts was over 1500 US... not a bargain, but in the end worth every penny.

Location and helpful staff. And you don't need a car to see the city from this hotel. We could walk or take bus everywhere. Close to Union Square.

Wifi very slow. Definitely not a view room. Looking at a wall, like a prison. For the price I expected more.
Location, size of room, coffee and wine bar, staff, Kuleto's, cleanliness.
Room color is very jarring. What about a soft grey to blend with the carpet? The mirror in the bathroom with the built in lights is useless. The person who selected them must not have tried to put on makeup or shave with this. So just a few "didn't likes" but lots to like!
The hotel was clean, beautiful, and quiet at night. My boyfriend and I were both very pleased with Villa Florence. We've stayed at several hotels in SF over the last couple of years, and this was our favorite one. We plan to stay here again during our next visit.
There weren't many electrical outlets in the room and the carpet was stained in one corner, but the hotel was overall really clean and pretty.
The staff was friendly and helpful.
The location: one is bombarded by noise and an onslaught of tourists. We were told some patrons like the sound of SF all night. We did not and asked to change rooms. The hotel courteously obliged.
At least the AC unit worked and the facade was attractive, but that was it.
I didn't like the price for a hotel that didn't have AC running above the first floor - it was at least 85 degrees above the first floor. The people at the front desk were not as welcoming to reflect the price. I got better service from motels. The room was very small, smaller than my bedroom in my apartment.
If you want to be in the heart of San Francisco Union Square it does not get any better than this.
The lobby is great, and the staff were very friendly and helpful, but considering the size and the obvious need to update the rooms, and the cost, it's generally an underwhelming experience. The location is the selling point, but I wouldn't say this represents value for money.
Nothing really, there's nothing not to like, it's just not somewhere we'd go back to.
