Rooms were clean and nicely designed. Beautiful and well maintained landscaping. Staff was friendly and responded quickly to any problems.
Long walk to stores and beaches.
Apartments were beautiful. Beds comfy. 2 bathrooms. Grounds were beautifully maintained, friendly staff, large spacious accommodation.
Large property and took some time to get to pools. About a 10-15 min walk to town( hot)
We loved everything!! Please do not pay attention to any negative reviews about washing towels or needing washing powder. The front desk is happy to provide clean towels or powder or whatever you need. Plan to stay here again on future visits and highly recommend. Loved the feral cats that befriended us!!
The accommodations are very, very nice. Landscaping is beautiful. Liked above Hale with deck looking into the trees.
Some people may find the birds that chirp all night long annoying. Main pool is under reconstruction. No ocean or beach access. Unless you are okay with walking everywhere, and it's a long walk to the grocery store, RENT A CAR!!!
Hotel rooms are average and ok
when our friends arrived the booking.com-reservation was not known and they were told that they did not have any Reservation it took us an hour that we finally got a room and this was more than annoying after a long trip after the bad experience of the process of cancelling one room (of two originally booked) this was another bad experience with the hotel administration - very poorly trained staff no direct beach Access altogether we would not book this place again
Very clean and comfortable stay. Excellent central location. Near to everywhere we wanted to visit around Kailua-Kona. Clean and well kept townhouse-like property. Quiet. The full kitchen, dishwasher, washer/dryer were very convenient to have. Not far from the only Costco on the big island, from Walmart, and Safeway. Near must-go-to casual restaurant Huggo's on the Rock (called Java on the Rock for breakfast) and Farmers Market and the must-go-to beaches both north and south.
The master bathroom shower needed to be reported because the shower water leaked out to the bathroom floor. What we did was move the shower curtain tension rod inward to direct water more into shower stall. Also, it seems that during our 3 night stay, no one entered to change the towels. I think we could have exchanged our towels near the front desk if we wished, but we didn't need to. That said, we would return because it was so clean and comfortable. I would recommend skipping the timeshare salespitch. You don't need to use up 2 hours or so of fun time listening to a hard sell, and you could save money on trips with coupons from the everywhere-present magazines.
The unit and the surroundings. Very peaceful.
My family stayed at this resort for just 2 nights, but would have loved more! The unit had everything you could possibly need, plus some bonuses. I absolutely loved the entranceway and the outdoor dining, it was so nice to be able to do laundry ensuite, but my favourite thing was the beautiful claw footed tub.
For our short stay there wasn't really anything that we had an issue with. The only minor negative was that we weren't able to use the pool one day due to it being 'reserved' for a family function.
I really liked the location. It was close enough to Kona to walk. Also easy access to beaches and roads to other parts of the island. They also had a hospitality area for people with late flights after check-out or arrived early before check-in.
I wish their hospitality area had a warm shower but it was wonderful just to have a place to clean up or hang out before our late night flight departed.

Fully equipped kitchen and clean, comfortable beds. Proximity to all the shops to cover your grocery needs for the duration of your stay is convenient, while at the same time it's located just that little bit further down Alii drive, which is a good thing as it means you are away from all the tourist traps found earlier on the main strip. Also super close to Ali'i Massage Therapist just around the corner which is excellent for undoing those knots from the long flight to Hawaii.
Check-in time is pretty late at 4PM. But really not that much of an inconvenience.

Staff were courteous and helpful. Pool was great. Wife loved the accommodations, full kitchen and laundry.
Had to sit through a 90 minute sales "orientation" presentation to get a parking pass which was free...

A shocking orientation that was one long over-hyped advertisement after another. This is a terrible way to start a stay at a resort.

Lack of view, we looked directly at the back of another unit and while relaxing on the lanai had to listen to the ac unit.
suite was roomy and was reasonable clean
poor location by parking area, they did not get our booking through booking.com; their fault not booking.com, staff was not properly trained and after 17 hours of travel we had to wait an additional hour for the staff to figure out how to find us a room for the night.

Voices from neighbors easily heard. Stone Age internet. Very very poor connection and very very slow speed. This later needs to be improved before I would stay again.
Loved the Hawaiian atmosphere, the architecture of the buildings, the music, the vegetation, the sounds of the birds and the Hawaiian quilts on the bed.
The noises coming from the top unit - 3 hour showers past midnight??? etc. kept us from sleep. We were provided a unit with showers only and I like to use a tub.
