Rooms on road side of building are very noisy. The rooms are also small and dark. The breakfast was very poor. The whole hotel needs an urgent refurb. For the money there are far better places in Franschoek.
The room had no view , the double bed was two singles pushed together .
The location is good
Rooms are shabby and there was mold in the shower and some of the furniture had pieces of the particle board knocked out. Bed was lumpy and because of outside corridor it was noisy. The worst was the management. I booked three rooms and prepaid for the entire stay. Unfortunately there was an emergency for one of the guests and they could not join us at the last minute. Although their cancellation policy is clear, they would not budge on the refund even though the room was rented. Also they charged me two different rates for the rooms on the second day and even though they had received full payment for these rooms and even double payment for the room that we had to cancel, they would not offer any kind of compensation or explanation for the difference in charges. Check out was painful and we just paid it so that we could get out of there. The General Manager would never speak with us and made his/her staff do the dirty work. My son's company has offices and work all over South Africa and Protea will be taken off of their list of places to stay. Very unhappy ending to a lovely vacation otherwise.
Carpet was stained, towels were paper thin and old, bedding was fraying, breakfast selection more in line with a 3 star establishment and waitron service during breakfast was lacking.
My room was on the traffic side, so it was a bit noisy from cars passing. But otherwise, great accommodation.

The rooms facing the road it very noisy at night with all the trucks and cars driving pass at night

Ended up with flea bites all over our bodies.
Creme Brulee was not near standard.
Everything was perfect! The staff were all so lovely and helpful, the rooms were very comfortable and always spotlessly clean! We got a lot of good advice from the proprietor, who was friendly and chatty when we met him in the market! The staff who helped us to book our safari were also fantastic!
The only complaint is that we couldn't stay longer!
The daily rate advertised at the hotel was significantly less than what I booked for on the internet just the day before and the staff were unable to give me the room at the rate advertised on the board outside the hotel. It was 30% less than what I paid.
Close to the main road
Staff members were indifferent, not rude, but not really friendly. Did not feel very welcome. Rooms were fine, but the bedding and the bed was quite lumpy. Breakfast was atrocious: scrambled eggs were watery, food was cold and unappetizing, juice was clearly "add water to syrup". For the amount one pays (approx. R2400 a night) one expects better service and food. The breakfast really left a lasting impression as I feel this is one of the important aspects where you can judge if something is value for money. I would not stay here again or recommend it as you pay too much for mediocrity.

If you were later down for breakfast were not adequately replenished.
Good location and within walking distance to the shops and restuarants on the main road. Clean rooms and very friendly staff.
Good little hotel situated very close to the village centre. Although located on the main road it was quiet at night and felt very secluded around the pool during the day. Views of the mountains whilst sitting around the pool were good and the staff were very helpful assisting with restaurant bookings etc.
