location I had booked an extra bed at least 3 weeks in advance and it was confirmed by the hotel. When we got there there wasnt an extra bed and when i called and spoke to the woman who confirmed it she told me she was about to "finish her shift, beds not available we will have to deal with it" exact words and i work in the industry, more than happy to accept when things go wrong but this was out of blatant disregard for their customers so very unhappy with the staff. if you dont require any assistance whatsoever when in valencia then stay at this hotel but if you were hoping to get somewhere with the help of staff your better of staying somewhere else. |

Since it's an apartement, then it was nice and private, with good kitchen facilities and internet access. Also quite quiet, although the hotel was in the old town. We were lucky we arrived at the time when the ladys were cleaning it. Otherwise we would have not known how to get into the hotel (since there is no check-in). So if you book it via booking.com, you need a phone or something to contact them (basically they give you your room number and a code to get the keys and into the house). So write down the phone number :) |

The 11 Flats is comfortable solution for everyone, it´s situated in the city centre close to all shops , bars, restaurants and clubs but also in a calm neighborhood. very good location of the hotel! we came at the time we should check in but there was nobody in the building! we had call them and they gave us code to the main door which was wrong! that upset us very much! |

clean, cheap accomadation in a great location no reception, therefore when we arrived we had no clue about how to check in. had to ring the number on a promotion leaflet of 11 flats who the dircted us. |

Great flats - clean, modern and right in the centre of Valencia near some great bars and restaurants in the old town and 5 mins walk from the market If you go at the weekend, be prepared for hen and stag groups!!! |

i did not like anything about my stay at 11 Flats, your pictures online are very misleading as to the quality of rooms you have. The bathroom, had a stench of Methane(rotten eggs) so strong you couldnt even breathe in the bathroom, the water in the shower was not warm, the TV did not work. |

The location although it is currently surrounded by building sites Teh apartment had not been properly cleaned for some time (judging by the condition of floors, shelves, windows). Worse still was that the plumbing for the kitchen sink was not connected to the sink so it flooded the kitchen when we used the sink. There was no after hours service so it was not possible to do anything about it. I would never stay at this place again! |

La ubicación del hotel, en pleno barrio del Carmen, muy céntrico y con muchos restaurantes, bares, comercios cercanos. La catedral, al igual que las paradas de autobuses, a 5 minutos andando. Demasiado pequeño. El agua de la ducha se salía y el servicio de limpieza era mejorable. |

Malgrat que aquesta vegada ja no hi havia ningú a la recepció de l'hotel, el contacte per telèfon ha estat cordial i eficient. No m'ha agradat l'estat de manteniment dels audiovisuals. (Es la segona volta que m'he trobat amb els aparells electrònics,( TV + DVD), sense funcionar. |

La struttura è abbastanza nuova, e facilmente accessibile, più adatte per le famiglie ma con sonno pesante (gli appartamenti sono abbastanza centrali e di notte la movida si sente)! Però non c'è da lamentarsi, ogni giorno gli appartamenti erano puliti e la biancheria era rinnovata, la cucina è ben attrezzata (anche se non l'ho usata). |
