It was amazing. No shortage of anything. Querky house with large bedrooms, all having solid reclaimed interesting wood furniture and ample storage. Books, DVDs, Maps and brochures aplenty. An ideal centre for the friends and family staying following my son's wedding. Places within the house to be private or the huge lounge area for companiable TV or chat. Also a fabulously appointed kitchen. The garden was truly a gem. Wildlife prolific. Utterly restful place. Lots of sitting areas, barbeque and pizza oven. The village has a great pub and vineyard, where the food is delicious.. Grocery shops unobtrusively nearby and an amazing farm fresh meat/organic food shop just up the road. A garden centre where the staff were so helpful and the tartare sauce is the best I've ever tasted. An oasis of peace to recharge

Lovely and peaceful. Great wildlife. Off the beaten track but not too much so. Very homely, loved the french doors and so did our dog. He would sit there for ages just taking it all in.

We arrived early and greeted warmly, we were made to feel welcome straight away and shown around the lovely accommodation. The hosts Cara and Steve were friendly and genuine. The room was spotless, bed comfortable and facilities great. Breakfast was served to our room the next morning at 9.00 am as requested. It was the best breakfast I've eaten in a long time. In fact I couldn't finish it despite it being cooked to perfection. We will definitely be making a return visit.

Perfect location for a stopover when travelling to Cornwall. We have stayed here before and would happily stay again in the future. Warm welcome, great hosts, a very comfortable bed, heating that made the room cosy on a blustery night, a powerful shower with plenty of hot water, a mini fridge was a bonus, a lovely private courtyard, and a scrumptious breakfast. We asked to change a few items to our breakfast order, which was accommodated to perfection.

The property was made to feel like a home, but to an elevated luxury/quality . The huge bed was so luxurious and unbelievably comfortable. The kitchen was massive, clean and well equipped . The lovely little touches, of homemade bread, butter, eggs and even a couple of cheeky mince pies. We even met the owner and her little boys and doggies and made us feel very welcome. We wish we could’ve stayed longer.

5 stars for all categories. Plus 5 stars for cleanliness, furnishing, cosiness and cordiality. Rose and Richard are such loving hosts. Everything is so lovingly decorated. We had such a great welcome and felt very comfortable with our little daughter. Richard is the 'master' of travel tips, he gave us so many insider tips for trips in the south of England, which we will now work off all. Thank you so much for this great time with you. We will be back and will recommend Rose Farm to everyone

The location of the King's Arms was superb and very peaceful. The room was very spacious and welcoming and the ensuite facilities were excellent. In the evening we ate in the restaurant and the menu and quality of food was outstanding, this was repeated at breakfast. The host were so friendly and had time to chat and make sure everything was suitable.
