The only fault was the lack of attention at breakfast.

Our room was very clean and very comfortable, Breakfast was a bit hapazzard, On the first morning we got someone elses breakfast but was sorted. the second morning breakfast was perfect on the third morning again a few problems ie no milk for tea/coffee and no toast but again sorted. The quality of food was excellent and hot.

Old fashioned furniture, the mattress needs changing because it's too old,no European breakfast only English breakfast, no place to leave our luggages.The man in the reception agreed to leave them in front the reception but when we return to take them no one was there and we waited for about 45minutes outside the unit for someone to open the main door to get inside!! No wifi

The cooked full English breakfast was great but don't ask for anything 'off piste'. I asked for poached eggs on toast one morning and it seemed to throw them. I got a rack of toast triangles and the poached egg on its own on the plate.

Very convenient for all the sights in the City of York with everything within walking distance. The property is spacious and our twin room, up in the roof space, was clean, quiet with the most powerful shower I've experienced in years!

Whilst wanting to check out we couldn’t get any staff at all, despite ringing the bell twice. The staff walk outside the bedroom window quite often, whilst not necessarily a bad thing, just a bit unusual. We had to keep our curtains shut for the duration.

The location was fantastic, a short walk away from the city walls. The room was very clean and well laid out.

The only criticism I had is we were asked to pay by cash when we got there which wasn't explained to me when I booked our stay, or did I get a phone call or email mentioning this before our arrival. Other than that though we thoroughly enjoyed our stay and this by no means impacted our stay.

A lovely guest house, everything you need! location excellent, facilities excellent, including somewhere to park. It's very clean and very well looked after. The room we stayed in was very spacious and my son loved the fact he had a separate bedroom! Breakfast was included in the price as well which was also very good.

Parking is very poor - the narrow, limited bays need to be made clearer what hotels they are for (we had to guess), and smaller cars should be made to park in the shorter bays, to make way for larger cars. Communication with hotel via booking.com was non-existent. If you need to contact them, you'll need to use their direct number. I wasn't aware when booking that the price shown didn't include the breakfast cost. Hotels shouldn't really be classed as a B&B if breakfast is a separate charge, I don't think.

Location is excellent for visiting the town, just a 5-10 minute walk. Family room was huge, plenty of space for the 4 of us. When we had to leave after just 1 night because of a family emergency, the hotelier didn't charge us for our breakfast, which was very kind.
