Rooms slightly in need of refresh. The shower cubicle for example needed some work.

Good for festival stay. Convenient for buses to venues & walkable for some. Excellent breakfast.

There was a fire door on my landing that was not closing properly. It may have been because the lift broke on the second day so a lot of people were propping it open hard to get their cases down the stairs. I reported it most days and when I left it was still not fixed. I was concerned that the high risk around a fire door not closing properly in the situation when a fire happens was not understood by some people. Some staff however were very aware how serious it was and kept reporting it. At one point it was listed as fixed - and had to be logged again. I went through it a few times a day every day and it was not fixed on any day. This is the first time in many many visits however that I have ever had a complaint.

I have stayed here many times and it is a great place to stay. Comfortable rooms, great breakfasts, great atmosphere in festival season with so many participants as well as visitors to the festivals staying there. Good transport links and easy walk into the heart of the city. Arthurs seat right by you is just the icing on the cake. Staff always helpful and friendly.

I think everything is pretty well explained - don't expect daily cleaning, etc. Shower flooded a few times but nothing catastrophic.

A good choice for a solo stay at Fringe Festival - about as good as you can expect in terms of price to quality if you want to avoid hostels and shared bathrooms. Very close to Arthur's Seat, reasonably close to Old Town (bus or walking) and accessible by bus to places farther afield like Craigmillar Castle. The room was comfortable (the bed especially), clean and spacious. Super-fast wifi. Friendly staff, and option to keep your bags at the desk after checkout or before checkin.

The staff both in the reception and in the kitchen was very friendly. Very rich, delicious and diverse breakfast. Basic but comfortable room. Quite beautiful location walking distance from city center.

TV not working. Reading back reviews think this was long standing problem some of doors and lifts that operated with key card not working in block

I enjoyed my stay during the Fringe. The room was clean and comfortable, and staff were very helpful. Enjoyed the breakfast and the friendly atmosphere. It is in a good location - pretty handy for the city centre, shop's, buses, etc. Would definitely stay again.

Unfortunatly the lift was not working and I was on the 4th floor with a heavy (30k) case. One of the staff helped me with it but at 72, 4 flights of stairs was a challenge. Also I gather the lift had been out of action for some time. It's not central but there are plenty of buses.

A huge, great breakfast. Even had vegetarian 'haggis,' delicious! For a uni hall it was great and as anticipated from the description. Whilst the bathroom wasn't attached it was opposite my room and there were plenty of others if someone was using the nearest one. The staff were invariably pleasant and helpful going above and beyond in some cases. Great view too.

The breakfast was amazing. It deserved its claim to be "legendary". The close proximity of the Royal Commonwealth Pool was an unexpected bonus. An interesting and pleasant walk into the City Centre.

Nothing really bad about this place. But do keep in mind that it's student housing and not a classic hotel. There was a bit more noise than one would experience in a more upscale hotel.

It was great to find this property. Excellent location, with rooms available even during the Edinburgh Festival. Easy access to public transport. Quite clean and comfy. Very friendly staff and an outstanding breakfast. Easy and convenient parking.
