Room was very tiny. At a breakfast time, staff was very unorganized, mixing orders etc. Food wasn't the best. Very slow service. So if you are in the rush to airport or somewhere else then it is not for you.

The price was acceptable.

It was not spotlessly clean some stains on furniture and mould in bathrooms but bedding and kettle etc were very clean. It wasn't absolutely yuk. The street entrance was a bit dingy and hallways dark and narrow. As a single woman I was a little on edge going out into the street especially at night.

Rooms were quite nice. Some care has been taken to make them attractive in a very old building

Sadly our tv, bed side light and extractor fan didn't work. We mentioned it to the staff who said they would sort it, but unfortunately that didnt happen during our stay. Not the end of the world, just a shame they didn't work as the rest of our stay was great

The bed was really uncomfortable and the mattress needed to be renewed long time ago. Everything in the room and bathroom seamed pretty old (but not in a charming way).

Great people at the reception, very friendly and helpful. The room was cleaned every day. Coffee and tea were refilled every day. Heating and warm water in the shower both worked very well. The location is fine, about 20 minutes walking distance from old town.

I didn't have breakfast there, as I thought £15 quite pricey. My room was located on the first floor, at the very end of the corridor through a set of small double doors (this was a tight squeeze) just by the service stairs. Which as I said I didn't mind as it was super quiet for me, but I suppose some people wouldn't of liked this.

It was decorated beautifully, the bed was super comfy. It was very quiet. Staff were super helpful. Quite a big room with a big bathroom. Not very far from Edinburgh City centre at all. I would definitely stay there again.

Several things broken or damaged in the room. We had 2 twin rooms, one had a smart tv, the other just a very small regular tv. Sheets and bedding were uncomfortable. Very expensive for what it was and about 15 drive to the centre.

The decor would benefit from a little maintenance especially in the communal areas and perhaps the next investment could be in upgrading the mattresses. However this would also allow the hotel to charge more perhaps.

The staff were amazing, the breakfast was good and the location great with parking (at an additional cost).

Turned up at 3 p.m. to try to book in early, rang bell at reception for 12 mins - nobody came. Place seemed deserted.

Breakfast better than last time, this time it was as described. Location very convenient.

Had to ask for pillowcase to be changed as it was dirty, TV didn't work and the curtains on one side were hanging off the ceiling meaning they didn't close properly. We did ask for it to be looked at, however, nothing was done and no resolution offered.

Location was good, staff were friendly, breakfast was good, both the scrambled eggs with salmon and the full Scottish were well cooked and tasty. Bed was reasonably comfortable and bathroom was clean.
