    Option of late check out would have been welcome, but not a big deal.

    Very peaceful night sleep and a healthy breakfast before Manchester marathon. Secure parking too.

    Shower above the bath was very poor my only complaint.

    Location was excellent if you like a curry. Literally round the corner from the Curry Mile. Had a couple of great meals and a Weatherspoons if that doesn't suit. Hotel was clean with tea making facilities. Breakfast was continental but plenty of choice. Friendly staff and very helpful. Would definitely stay again like the location. Considerably cheaper than the city hotels.

    Great location for visiting University of Manchester being between Fallowfield and Rushholme. Easy parking and friendly staff made arrival and check-in very easy. Rooms were simple, clean and with fine facilities. Great variety for breakfast which is done buffet style.

    Provided soaps and shower gels in the rooms should be really updated to a better one.

    No frills accommodation in a great location. Super quiet and serves excellent breakfast in the mornings. Great value for money when visiting Manchester for a few days.

    Very austere, rooms are basic but functional . If you are ex-military as I am, the rooms reminded me of visiting a Sgts' mess.

    Great location, really handy for buses into Manchester city centre, very good parking

    Room could been cleaner was large tea stain down the wall near bed (near little bedside table) and dusty windowsill and skirting

    Tiny shower, I'm a large person so a shower of that size represents challenges. Breakfast was nice but I was hoping it would be a cooked one.

    Room had signs of damp and repair. And a bit grubby in the corners. Window only opened at the bottom so could not be left open (opened onto a flat roof). The walk from the bus stop in the evening might feel a bit isolated for some people.

    Very Good breakfast. Very friendly and helpful staff. Convenient access to university and city centre (20/40 min walk. Excellent bus connections).

    I could easily hear people next door and one had a rather noisy extractor fan. You have to expect basic-ness! My shower dribbled rather than showered. There's no cooked breakfast other then porridge and freshly made rolls and buns. If you like buns for breakfast you will be delighted. There are loads of eating places down the road, and I mean LOADS! Indian, Chinease, Thai, Turkish, burgers you name it.

    Excellent and friendly staff. Basic facilities but everything you need including kettle etc. Hard to find somewhere as cheep yet close to Manchester so good value. Plenty of parking available.

    Room was OK, paintwork a little shabby on staircases and room and windows. Washbasin, shower etc clean but room carpet was a little stained and corners had clealrly not been hoovered making it seem rather dusty. A feeling it needs an upgrade.

    Breakfast very good. Location was very good for me. Staff helpful and welcoming. Relaxed friendly feel. Lovely courtyard. Well heated.

    Room has no ventilation. Both my husband and myself were sneezing whole time and I nearly got chest infection.. my throat were sore. Windows were moulded. I have allergy to dust and I didnot stop sneezing till I came down to breakfast room ..

    Quite area and beautiful garden outside.

    Seemed to be able to hear everything in the rooms around, and I mean everything. The area around this location seemed very sketchy.

    The free WiFi was incredible, some of the best internet speeds I've had in a hotel, which for my job, couldn't have been better. The staff were very pleasant, and the room was lovely and clean.

    Any negative I add needs to be taken in context, it's budget accommodation and I think excellent value for money. If I'm pointing out negatives though, some of the mattresses are worse for wear. This trip especially, my mattresses was sunken and I could feel the springs. The rooms are very basic, which is absolutely fine by me, but if you're looking for 'normal' hotel standard you won't find it here.

    I've stayed here a few times before and always love how peaceful it is despite the location. The quadrant, with its fountain and blossoms, I've often sat in and relaxed. I also always find the staff super friendly and helpful. For us, it's a great location and the walk into town is no hardship.
