The only disadvantage could be the distance from the city centre. However, you would not be able to find this kind of great accommodation directly in the city centre, not for this price, with en-suite bathroom and delicious breakfast. And it is not so far to the main sights area, just 10 mins of walk + 20 mins by train, so it is definitely not a big disadvantage, just a thing to keep in mind while planning your trip.

Great value for the money, friendly staff, absolutely amazing breakfast, comfortable bed. It is not in the city centre, however, the location is very close to two train stations and one Overground station, approximately 10-15 mins walk. And then you are in the centre within 20-25 minutes. The house is a typical British older house, however the room is very comfortable and has its own bathroom. Breakfast was amazing, you can order fried or scrambled eggs and bacon and take some cereals, toasts etc. We would definitely recommend this house for your stay in London!

i liked the location ,penge east station is just 10 minutes walk, nice ,cozy ,and clean rooms ,and i liked the breakfast ,calven is preparing a really like home delecious breakfast, thank you very much calven .also the staff were very helpfull and nice . we really felt like home.

The bathroom had poor ventilation. Couldn't open a window after the shower to air it out. Everything in the bathroom was constantly wet. Even the toilet paper from the constant moisture.

The owner was very polite and responsive to any problems we had. She was quick to resolve any problem. The breakfast was very good and the people were so nice. It has 2 train stations nearby. One is a 7-minute walk, and the other is a 12-minute walk.

Very pleasant bed and breakfast, friendly staff, easy check in and access. Breakfast was outstanding, cooked to order, plentiful, so many choices, full English, continental or muesli etc, just perfect. Coffee and tea were also provided in the room. Not a plus but not really a minus either, the nearest train station is a 9 minute walk away, there are also buses available but we didn't really explore those. 10 minutes walk away is an area with shops and restaurants, I would highly recommend Wetherspoons, the food was surprisingly very good and for £20 including a drink for 2 people great value for money
