The facilities, the excessive noise and the uneven flooring.

The staff really were lovely, but on our second night we got no sleep at all. Our room was on the ground floor near reception and all night we had a LOT of noise and disruption. Mostly from people wandering the halls at 3am but we also was woken up at about half 5 by someone unpacking a delivery in the hall outside our room. There was a lot of banging outside our door. Our room was also on a slant which was very disorientating and the bathroom was so tiny we couldn't fit too well in there comfortably. The photos made the place looks a lot smarter than it was, but again, can't fault the staff and the location.

Good place for an overnight stay when travelling to/from Kings Cross/St Pancras

The room was very small. Fortunately, we had a room with a (small) double + a single bed, otherwise the night would not have been comfortable. Vent in the bathroom not working, hair dryer not working and no hooks etc to hang towels - mentioned to staff on checkout, they promised to look into this.

The hotel is perfectly situated not far from St Pancras / Kings Cross station. Close to restaurants. Our room was towards the garden, so not bothered by any traffic. Coffee/tea facilities and biscuits in the room appreciated :) Breakfast ok - would have liked proper coffee instead of instant coffee though.

Room size meant the double bed was against the wall on one side, although it was comfy and we managed fine with this

347 is on the road side which is very noisy. To make it slightly easier may I suggest the hotel messages guests to advise if they are coming by train from st pancreas station they head towards McDonalds then walk up the street where Nandos is on your right. Do not cross over to Nandos. How to get there from St Pancrease, I arrived in the dark at st pancrease and so did have some issues as my phones GPS got confused with so many roads all connecting at one point. Once you have the right st your phone should navigate you easily enough.

I had a new room which was done nicely. Bed was comfortable. I was in room 347 would recommend 346 as both rooms are at the end of the corridor so you would not hear people walking past your door Staff were very pleasant and I was very thrilled they have a lift as it is an old building. Arrived late and checked out early so didnt have breakfast.

Perhaps the price hike compared to two or three years ago. More the three times the price.

Very clean and nicely decorated. The staff very friendly, Yas checked us in and he was friendly, helpful and welcoming. Made us feel at ease, also in morning we had a lovely staff member see us off, friendly and helpful. We left early to catch Eurostar, so can’t comment on breakfast.

My first room was street side and very noisy all night with passers by chatter and cars ,taxis ,buses rolling past all night .. so hardly slept .But that's not the hotell' s fault .There was no chair to sit on ,though the bed was comfortable to lay on with pillows ..My 2nd room ,the garden room, also had no chair and also no night lamp/ side lamp so had to turn off n on the top light which meant a walk over the room from bed .

The staff were wonderful and kind and helpful ..I loved my garden room private exit into the garden where I could sit out in the sun and enjoy the sun and the palm trees ..a lovely space .I loved the wallpaper too ! Very stylish .The lounge is a lovely space too .

No complaints. Stayed briefly and left early before breakfast to catch a train. No lift downstairs but manager helped us take luggage down.

Helpful manager; bedroom had a door that led straight into a nice shared garden; very convenient location; clean. If you need to stay overnight before catching an early train, you can't do better.

As mentioned, state of corridors leading to the room was a bit poor. Shower head needed serious descaling. Nothing that really affected my stay however.

Great location close to King’s Cross. Friendly reception. Although the hotel corridors leading to the rooms looked quite old and not in the best state, the room itself was nice and had access to a garden. There was also access to a gym which I unfortunately didn’t get to use.

super worth the price and conveniently located <10 mins walk from king's cross which is perfect. staff were really great, you have to be buzzed in but staff did not take more than a minute to respond. central heating and it was kept at a comfortable temperature throughout the night. housekeeping staff were professional too.

    Can't fault this place.

Good value (for London). Very clean room, Quite (2nd floor & at the back.......perfect). Very friendly staff. 24 hour reception. Great location with easy access to King's Cross Tube Station & easy walking (less than an hour on a lazy Sunday morning with the sun shinning) via canal up to Camden for the Camden Markets for an easy no rush day & on to Regents Park. 3rd time staying at this hotel, can't fault it, same staff on each visit, which is a good sign. Only had the breakfast on one of the stays, not this time, it was your usual continental affair. There's a new Gym, didn't use, but it's a new addition to what's on offer, good to see a Hotel making improvements & investments.
