It is across the street from a pub with good food and a 5 minute walk from Roslyn Chapel. Parking is on site and easy. Rooms are big and very clean. The owner is great. Nice little treats in the room, along with tea and kettle.

A bit over priced. I think they charge more because of the proximity to Rosalyn chapel, which was why we were there, as perhaps many other visitors.

I left before 9.00am so couldn't get breakfast! Arrived after 5.30pm so had to go across road to get a staff member to let me in.

Loved the quirkiness. The rooms were lovely. Good location. Very clean. Nice view across towards Roslinn.

A bit dated but this is part of its charm.

Fantastic location in close proximity of Roslyn Chapel and local pub. Free on site parking. Room clean and comfortable. Ensuite bathroom. Facilities for hot drinks and biscuits. Definite good value for money.

I couldn't adjust my own heating (set to a thermometer outside of the rooms) so that was a bit sad trying to warm up after being out in rain all day. Someone did try to sort this for me in fairness but it didn't work haha. The pillows weren't the most supportive either, they're the kind that go really flat when you lie on them. Aside from these couple of points I had a really lovely stay.

The room and staff were lovely! Breakfast was great. Housekeeping kept everything well stocked :)

Unfortunately the tea room doesn't open until 9am, would have loved one of the excellent coffees a little earlier! Also check in was before 9pm which when travelling from Edinburgh after dinner was a bit of a rush.

Lovely room and Amy was friendly and welcoming. Town very pretty. Bed was comfortable and temperature of room was good. Granola and latte from the tea room were excellent.

Room was not well lit- needed more light! Window shades were janky. Pieces in the bathroom were duct taped.

Location was great. Fairly quiet. Appreciated the iron and hair dryer as well as the water and tea pot. Good toiletries.

Could've had a couple more utilities e.g. a fridge in the room would've been nice. Not anything else to fault.

A bit rough around the edges (e.g. towels were a bit old and scratchy, cobwebs in room etc) but nothing that really detracted from our stay. Despite being associated the tearoom, breakfast was not included in room rate.

Perfect location to travel into Edinburgh on the bus. Friendly and welcoming staff. The attached tea room offered a delicious breakfast. Peaceful village. Worked really well for our visit to the Fringe Festival.

It was a corner room, so there was traffic noise on 2 sides. It requires a little care and attention - for example, if you were not tall enough, you would have to stand on a stool to reach the cord to turn on the electric shower! Breakfast is at the cafe next door so not available until 9am, and was very slow service even with only one other customer in at the time. However, when it did arrive, it was very good.

Towels were a bit scratchy. Pillows were too soft for our taste. The room was a bit stuffy with no fan or air conditioning.

The location was great, bus stop right next to the guesthouse. One bus into Edinburgh. The staff were super friendly and really helpful! The room was spacious and the ensuite bathroom was nice.

Shower space is really small. Room is without breakfast, but at 9am the Tearoom downstairs is open. Good to know if you book the early visit to Rosslyn Chapel which starts at 9am.

We had a lovely spacious room, and the location is ideal for visiting Rosslyn Chapel (200 m). Very friendly host. Opposite the guesthouse is an Inn, with a very cosy pub and nice meals.

There was no wifi reception in my room and minimal light. Another lamp and stronger light bulb overhead would have been better . These 2 issues meant I had to go out of my room to use my phone or read.

The staff were friendly and helpful. Excellent location for visiting the chapel. I appreciated the kettle in the room. The café downstairs was very convenient with a good breakfast, tea and desserts. Nice that there was gluten free options too!
