Perfect for a large family or a group of friends, the villa is big and has everything you need. A nice breakfast is delivered every morning and fresh towels and cleaning service is provided daily. Possibility of comfortable checkout. A quiet place in close proximity to the city's infrastructure. The incredibly well maintained pool, all of the staff (from housekeeping to maintenance, management to the room service delivery) the great breakfast (delivered to your door in the morning) the fantastic hospitality, the beautiful villa -all the luxury of a hotel but with the space and privacy of a villa. The location - peaceful but close enough to the beach/shops/restaurants. Everything! From the second we booked until the time we left we were really impressed. After a very delayed arrival into Rhodes (as well as it being dark and not having driven on the left before 🤣) we got lost, Manuel called to see how we were getting on after our flight and upon telling him we were lost he told us to stay where we were whilst he sent someone out to guide us to our villa - within 2 minutes our angel arrived to direct us 🤣 From that point on nothing was too much trouble, the service we received was effortlessly fantastic. We’ve had an incredible holiday and won’t hesitate to return as well recommend it to everyone who will listen!

We booked a last minute stay after not being able to reach our original accommodation due to the wildfires in July '23. We couldn't have been more fortunate than to choose 12 island villas. The villa was spacious; 3 bedrooms, living room, kitchen, 2 bathrooms, a balcony with chairs and table and a covered terrace, as well as the garden and pool. The pool was approx 5m x 3m and 1.4m deep. We ordered breakfast online each day from a wide array of cooked and continental items, and it was brought to the door at 8.30 next morning. The appt and pool were serviced daily. The villas are detached, and while you have neighbours, the villas are offset and have walls / trees between, so there is plenty of privacy. The kitchen had everything we needed, including 2 coffee machines and toastie maker. There was a good menu for room service. Kolymbia town centre is 10 mins walk, there are plenty of cafes, bars, restaurants and shops. In the area there are multiple beaches; Grand Blue is great for snorkelling. You can also hike up some of the local hills; there is a monastery with views over (touristy but sandy and shallow) Tsambika beach, and the views from Kalimbia Rock are stunning. Overall, location excellent and accommodation fantastic.

Manuel is the best host I have ever met. Everything was organized perfect. We were offered with lavish reception and everyday breakfast with fresh bread and rolls. Location of villa outside rush area but with walking distance to nice restaurants. Late check out was not a problem. Swimming pool cleaned everyday.

Everything was just lovely! The pool was a little smaller than expected as other villas had bigger pools but it was absolutely fine for the three of us. So there was nothing we did not like! Very difficult to find fault with anything!

This was just a fantastic holiday. The biggest thing that stood out for us was the friendliness of everyone and how they would go over and above to ensure all our needs were met and we never ever struggled with anything. We were overwhelmed with the family's generosity and would like to thank them for everything.

The property was lovely and kept very clean, great for what we needed! The location is great for families who want to stop in a quiet resort & it is only a short walk from the beach. Couldn’t fault any of the restaurants near by, the food was fab! We were very well looked after and nothing was too much too ask, being able to order breakfast on the app for whenever you liked was brilliant. The bus to Rhodes town is only €4 which is well worth a visit!

we had a brilliant two week holiday at Villa Kalymnos. the Villa has 3 spacious & very comfortable bedrooms 2 modern shower rooms & a very well equipped kitchen it was great to have a private swimming pool & we used it a lot. There were plenty of sun beds & a nice terrace with dining table. Breakfast service was amazing & there was an excellent daily cleaning service. Location is good - bars, restaurants & the beach are within walking distance (15+ minutes) but would recommend hiring a car to make the most of your stay

Honestly - we can’t think of anything we didn’t like!

We arrived at 2330 and were met by the owner, in fact the mother of the family, who checked us in. This was swift and straightforward. She advised that her son would come and see us the next day; he arrived as promised, gave us lots of helpful local informations and then offered us a lift to the well stocked local supermarket, and waited for us there. Our villa was spacious and well equipped, with very good air conditioning which was most welcome.. Daily housekeeping and pool maintenance were friendly, efficient and unobtrusive. Breakfast was included and was ordered via QR code on an app, and delivered every morning exactly at the time requested. The app could also be used for ordering Room Service, which we used a few times for dinner. This was great value and the portions were huge. Outside areas were clean and tidy, the pool was perfect and it was as easy to find an area in the shade as it was to find a sunny spot, at all times of the day. The rooms and beds were very comfortable, and the shutters on the doors were great for keeping the light and heat out. We used the washing machine and dishwasher a lot, these were both very useful. The location of the villas is ideal, on the edge of the village, close enough to bars and restaurants but just far enough for a peaceful undisturbed night’s sleep.

There was not one thing!

Thank you so much to our wonderful hosts, who couldn't do enough for us! Our flight was delayed and we arrived very late to the villa. We were met in minutes of arrival by Manuel's wonderful mother, who gave us such a warm welcome and had the fridge stocked. Manuel met us the following day who had arranged car hire for us and gave us all the tourist information we needed. Our Villa was spotless and had everything we needed and more. It is in the perfect location within walking distance to lovely restaurants and shops! Breakfast was delicious and delivered every moring to door by wonderful staff. The cleaning staff were amazing and always so lovely. The kitchen was very well equipped with coffee, tea and even provided washing powder!!! The bedrooms were perfect and had excellent air conditioning which was needed.😎 We couldn't have asked for anything more. The best Villa we have stayed in. Thank you so much Manuel and his Mum and all the staff of 12 Islands for making our holiday the best one yet! We can not wait to return. All your hard work was so appreciated!

Wifi was a bit slow but a minor point really

The host met us late on the first evening after organising a taxi transfer, showing us the essentials to the property including the app to order breakfast, room service and other essentials. The breakfast was excellent and a great start to every day. They also helped us with car hire, recommendations of places to go, local restaurants, beaches etc. A genuinely lovely place to stay.

As soon as we entered the villa, all of our reactions was 'WOW'. It was so much more than we had hoped. It was very clean, extremely well equipped and breakfast was brought to us every morning.The owner and all of his staff, from cleaners to the pool men were friendly and very accommodating. This was the first time that we had brought our boys abroad on holiday (they are 7/14 & 19) and this villa made it amazing..........it will be hard to top in the future and hopefully we will be back.

Villa was beautiful and well equipped. The private pool was amazing and the kids really enjoyed it. Manuel, his family and all the staff were very welcoming and helpful. The location of the Villa is great as there are restaurants within walking distance, but it’s best to hire a car so you can drive to places like Lindos and Rhodes town.
