It’s so close to the tracks that it’s all you can hear. Also room #3 is small. Not a lot of room.

Can't accept to come early morning like 9 a.m., just to drop your bags and check in. The location is far about 20 min from the city centre. The host was only speaking italy.

I was on a vacation with my wife and looking for a double room, The room size: small, enough for 2 people, The bed was comfortable, and there were 2 additional single beds. Location: The hotel is conveniently situated within 300 meters of the metro station because of that we booked so next day our trip early morning. I can recommend this room for 1 or 2 nights, u can save good money compared to others.

The only dislike was that when we arrived, tired and wanting to take a shower after a long trip, the light and fan of the room were being fixed and we had to wait there until it was done. Also, the owner or cleaning lady almost opened the door of our room at 9am while we were sleeping, just because she needed to grab the tv control. She was really nice and apologized, but this was very uncomfortable

The room was very big and comfortable with a private bathroom, and air conditioner and they changed our towers every day.

Very hard to communicate with the owner. I told them at what time i will be there but no one answered the door for 30min. You need to call them and you're lucky if she answers. When we left, my son forgot his backpack in the room and Lia doesn't want to send it to us saying she doesn't want any responsability. Isn't this your job kind of. A LOT OF RESPONSABILITY. Not a good human, you should not book with her as I heard other stories like that. There are other rooms in La Spezia. Ooooo, and BOOKING doesn't answer my messages. Skip booking.com if you can

Didn’t like train noise, the fact we had to call to let them know we were there (didn’t have a SIM card), owner was upset we used extra toilet paper, air conditioning not cold enough, no do not disturb sign so cleaning crew woke us up, staff didn’t speak English so hard to communicate

Trains pass right in front of the window (because you're close to the stations, so that is okay).

the air conditioning wasn’t quite up to the task of the heat wave. but it tried. the beds were a bit hard for my taste.

It was very clean. it has a lovely balcony to hang up our laundry and wet towels. it was an easy walk from the train station. nice check in person.

It would have been nice to have more than two pillows in the bed, as well as offer guests more hangers for the clothes. We were unaware that we would listen to all the noise coming from the station (that was our fault however, since it would be obvious that we would listen to the trains arriving whilst we were in the room). Beware! The surrounding area is not very fancy either.

The bathroom was pretty big, it had enough storage space for our things. They also changed our towels every day which was nice as well. It is also great how close the apartment is from the Train Station (which we used quite a lot). We also appreciated the security of the whole building. Overall it is a good apartment if you aim to be outside all the time.

- Difficult to park nearby ( (found a parking bay in the street at 1,5 km. - noise at night in the neighborhood ( dog barking) - late checking come at additional fees.

Somehow the Aircon (inside) always leaks out water which is a bit annoying, plus the room is a bit small (slightly hard to walk around).

The location is very central, many restaurants nearby, clean room and comfortable bed.

One can hear the neighbors as the rooms have thin walls. Also due to no reception service; they do not have breakfast but we found a cute cafeteria near the station (C‘est Bon) and loved the place for our daily cappuccino and breakfast.

The rooms are located near central station. In total the property had 3 rooms with a common entry door and three separate rooms. We got the smallest room. But the staff was friendly and attentive. Make sure to call them before arrival as there is no reception service.

Bathroom smelled mouldy. Detailed instructions on how to enter the facilities should have been sent at booking, not the day of arrival. We waited 20 minutes outside before a resident let us into the lobby. The phone number didn't work to call the facility.

Couldn't get into building, phone number didn't work, email didn't respond. Messaged through booking.com got a response an hour later asking if we was still outside. Dark Street in unknown area, had to book a room elsewhere. Couldn't use the webook checking in app as unusable, a horrible experience .Avoid.

Property owner has a weird policy that you can do check in only between 2pm and 6pm. After 6pm, you have to pay 20€. I complained and was ignored. We had to reschedule our itinerary because of that. When we arrived at the property, around 3pm, nobody was there for the check in. We called the number on booking reservation and the number was unavailable. Finally, I called the costumer service and a guy came with a scooter to open the door for us. Apartment is fine but I don’t recommend it if just stay in the area for a day.

Nice location by the station if you have an early train.

Terrible customer service, we were extorted and felt stolen by the owner and receptionist. They advice additional payment if arriving 6-8pm (which shouldnt be as it is normal time for a hotel). We arrived 6pm, receptionist arrived 20minutes later to open the door and so we did not agree to pay additional. They extort you saying that “no payment, no keys” (considering that I’ve had already paid all in advance, so no choice for me. Really bad service, no cleaning, AC just working on air recirculation (again cheating on you).
