Stopped here for 1 night straight from Pisa airport.Great apartment (room 101),1 double bedroom, twin beds for the kids in the main area with a table for 4 and kitchenette. Secure parking at the B&B, and a good breakfast selection. Best yoghurt sponge cake - light and tasty.

I had the pleasure of staying at Live09 B&B with my wife for a night, and it was truly an exceptional experience. From the moment we arrived, we were welcomed with open arms by the owner, Federico. His warmth and hospitality made us feel like part of the family. The accommodations were not only comfortable but also beautifully designed, adding to the overall charm of the place. We appreciated the attention to detail that was evident in every corner of the B&B. It is a small family run B&B. It is a bit outside but by car you are in the center of Pisa in less than 10min. The highway and ferry are also easily and quickly accessible from there. There is a parking possibility in the courtyard, for only 5€ at night the car is good and safe, fair price and no rip-off as in some other accommodations. The room was perfectly fine and had a good size for 2 people, everything was very clean and we felt comfortable. But the highlight is the super friendly host. We were welcomed very warmly and friendly and got super "insider tips" for the city, which made our day in Pisa just perfect. I can only recommend this hotel for a stop in Pisa. The host is just great and makes you feel welcome immediately and is very eager and has great tips for the city that only locals know. Since we had to take the ferry very early the next day, we were even packed an extra lunch bag and it was tried to make our stay as pleasant as possible.

There's nothing you could not like about this place! Some ratings here complain about the B&B being a bit outside of Pisa, but we think on the one hand everyone should be aware of the location before booking (and even if not, it's not that far to Pisa old town, even if you walk) and on the other hand, the location is perfect for exploring Tuscany by car in any direction.

We enjoyed our stay so much! Everything in this B&B is beautifully designed, the rooms are quiet and super clean (and get cleaned perfectly well each day again) with very modern interior and a nice, new-looking bathroom. The breakfast is delicious and also contains home-made cakes and tasty sandwiches on-demand. You can park your car securely inside the hotel gates for a very cheap fee and if you come home late at night, there's even cold beverages and also wine available in the lobby, where you can take whatever you want for very fair prices and pay later during-checkout. But even though everything written so far was perfect, the best aspect by far is the host Federico und his family! They really make you feel to be their guest and not a customer, they are so friendly, nice and helpful with everything you need :) Recommendations for trips or good parking spots in the Pisa area, offerings of towels if you want to go to the beach, super nice chats about the area with interesting insider stories or the very warm welcome each morning to breakfast, they just make you feel home. Thank you so much Federico and family! Regarding the location of the B&B, it was exactly what we were looking for. It's located a bit outside of Pisa's centre in a quiet neighbourhood, but you can easily get into the old town of Pisa within a few minutes. If you have a car with you like we did, the location is the perfect starting point for trips in any direction. Within a range of about a 1 hour ride, you can get to sandy beaches, historic cities like Pisa (obivously ;-)), Lucca, Volterra, Florence, San Gimignano and many others or the beautiful backland of northern Tuscany. We spent 6 nights at the B&B and we could easily have stayed even longer without getting bored.

Normally, I'm not a kind of review writing guy, but I simply couldn't ignore the urge to share my exceptional experience at the Live09. The hospitality offered by Federico was outstanding. He is an extremely helpful and friendly individual who makes you feel at home, indeed, as if you were staying at an old friend's house. The Junior room in which we stayed as a family was thoroughly satisfactory. As for transport, the hotel's location makes it incredibly convenient to commute to both the city center and the airport. There are frequent buses departing for the city center directly from near the hotel. Just in ten minutes you arrive in the city centre. Furthermore, the hotel is situated in a calm and peaceful area, adding to the overall tranquility of the stay. The enchanting aroma wafting from the surrounding linden trees served as an additional, delightful bonus to the whole experience 🙂 The entire experience was nothing short of perfect, and thanks to Federico's splendid hosting, it was an unforgettable experience. I wholeheartedly recommend the Live09 hotel to everyone.

Staff were exceptionally polite and accommodating of my needs. I needed to drop my bags off in advance, and when I returned that evening they had been moved to my room for me. I needed to be at the airport really early, they organised a taxi for me which picked me up at 0430am on the dot, as requested. The room was clean and tidy beyond my expectations, with an evident attention to detail.

Very good location in a calm residential neighborhood but still close enough to the center. The owner is super helpful and such a nice guy. Went out of his way to help us in more than one ocasion. Highly recomended. Comfy room with a private garden. Private gated parking was brilliant.
