Not the best breakfast, low noise proof level. We didn't suffer though, probably because of the low season.

Nice building, you can reach the Dome by foot (option for the active ones). Clean room.

The comfortable and spacious room were amazing. The young lady who's at the reception is welcoming and friendly. The walk to Pisa Tower is around 17 minutes.

You can hear every sound within the entire villa, but it’s a problem of all old buildings, so nothing to complain.

It’s an old, but well-groomed villa. Nice breakfast. Close to the attractions with free parking on the streets. I was worried about uncomfortable old mattress on the bed as I have serious issue with my back, but surprisingly all was fine.

Room had some mold in corners of ceiling. Could have used more seating options, one chair was not enough for four people.

Breakfast was great. Place was quiet. Location was close enough to sights but away from the masses.

Great if you want to be away from the crowds, but a touch far if you want to just pop out for a meal. * This was because of when we stayed, NYE, and New years Day*.

We had a late flight and we were greeted upon arrival and shown round by a lovely lady who was very helpful. Our room was a great size with a balcony. All the staff were lovely and the fresh scrambled eggs on our first morning was great. There's a good selection of cakes and fresh coffee plus ham, cheese etc. We arrived on NYE for 2 nights, so there wasn't much open nearby, It is about a 15/20 minute walk to the Tower, plus areas with restaurants, bars, shopping etc. It's a beautiful old villa in a residential area.

Comfortable stay with nearly 10 min walk to Pisa. Has a bus stop opposite if you need local transport. Staff was friendly and helpful. For departure we requested help with 2 taxis. The owner was around and very prompt making best efforts to get the 2 together. Is a nice neighborhood away from Hussle bustle but also accessible for biggest charm that took us to Pisa. The pizzeria opposite is nice and keeps busy (opens i think 530pm) for evening and we waited for an hour to get 7 in group seated. So recommend early booking (if they take). Overall a good place for families and recommended.

Bed made noise everytime you moved or turned around... The folded single beds did the same.

Very friendly staff, flexible check in, and things in the room are very clean. Traditional Italian breakfast in the morning is also lovely.

The rooms on the first floor are quite dark (with some mold on the ceiling and paint peeling off). We took breakfast one day, but since there was only one toaster it took a long time. If you have a sweet tooth though, there were lots of cake options, the coffee was good and the server very nice.

The Villa Regina is in a nice residential neighborhood behind the stadium. So it is very quiet. The villa is quite close to the tower of Pisa (15 min walk). The pizzeria across the street is excellent.

Decor of property felt a bit dated.

Within convenient walking distance of Tower of Pisa. Owners let us park our car at property on day of check out whilst visiting Tower.

Everything was great.

Really lovely place to stay, comfortable and so close to the main area with the tower etc. Free on site parking which was a real bonus and a lovely breakfast in the morning. Great air con especially as it was so hot when we were there. Hosts were really friendly and the whole place was very relaxed. Would happily stay here again.

On the booking page it says inchecken 13:30, on the spot I heard from the lady by phone that at 14:30 and I had to wait in the car for 45 minutes. The house needs renovation

Needed more information on the local area and what to do in Pisa. Was difficult to get taxis unless hotel staff booked on your behalf.
