We arrived between 15 and 16, winter, the apartment was super cold. - All the heaters were off except the one in the kitchen, so the bedrooms were super cold. The heaters are working perfectly but it takes time to have a good temperature inside, the 2nd day the best temperature was 18°C with a high roof in one of the rooms it was cold, always. I would suggest turning on the heating the day before to warm-up the apartment for the guests. - The electric kettle was impossible to plug-in near the kitchen, we had to place it on the floor where the plug fitted. - There is a system for the rubbish, which is great, the only problem is that on Sundays it is not working, so it is supposed that we could leave the rubbish in the containers but we couldn't find a map to locate them, the map was only showing the schedules and locations of the boat that collect it. Also, if it's required to separate the trash, it should be provided enough bags for it. - The kitchen is missing a light so it's kind of dark. - There is a TV but all the channels are in Arabic or Russian. - The last one thing it was an issue I saw in the comments from a guest on June 23 regarding the shower holding, that was broken, I thought after half a year that couldn't be an issue anymore, but yes, it is still broken. All the issues are easy to fix, I don't understand how a beautiful apartment can't be better presented. Also, I find it very bad to charge guests for "late check-in" when it is impossible to do it before 15, so if you arrive early in the morning and leave the luggage in a deposit, you have to schedule your activities calculating the check-in time to avoid paying the fee for the late check-in. I mean, it is not super expensive but it feels a little bit abusive.

The apartment is big and suitable for a family of 4, very comfortable beds ( there are 2 big double beds, so if your children don't mind sleeping in the same bed it's ok). It's clean and has all the necessary. The location is very convenient, if you are coming from the bus station or the train station. Enough toilet paper and a good hairdryer. Extra blankets and pillows.

The perfect location 5 minute stroll from Airport bus and 10 from train. Lots of restaurants and shops near by. I would stay here again 100%

We never met anyone but the communication with the hosts was always easy and almost immediate when we needed something. There were many mosquitoes, but this is not a particular problem of this apartment but of Venice in general.

We were travelling with a baby, so we chose a location near Piazzale Roma so we didn't need to wander around Venice (and all the bridges, and all the stairs...) with the suitcases, the baby, the baby stroller... And we were very happy with this one: it's easy to find, it's located on a quiet and pintoresque area well equipped with shops and restaurants (not particularly expensive). The apartment was very well equipped as well, better than we expected (smart tv, washing machine, kitchen with all the tools needed to cook...). I would totally recommend this apartment. It is located on the top floor, but it is not an extreme climb, it is feasible (specially given that it is Venice).

we never met a person, (but they were very responsive by phone and messages.) The weather was getting warm and the air conditioner was having trouble keeping the place cool. The unit is on the top floor so there are a few flights of well worn stairs to navigate.

It was fun staying in Venice and walking around after the daytime crowds thinned out. There is a view of a canal out the front windows! The kitchen was well furnished with cooking pans, coffee maker and even oil, vinegar, salt and pepper. Our unit had a washing machine with soap! I agree with another reviewer that local restaurants are cheaper than the more centralized touristy areas!

There were not enough basic equipments in the kitchen: when we come for 2 nights we expect some basic needs to be available we do not think of buying olive oil for example.

Better communication as to where to find the key (so the exact floor on which the apartment was) instead of me trying to look for the key at every door I came to. Once I had the key everything was a-okay!!

The location was excellent as it is close to the St Lucia Station and the Roma Platz. I could see gondolas from my window and the most interesting sites in Venice were either within walking distance or you could take the water taxis, which was awesome. The amenities in the apartment were over and above my expectations.

You have to Whatsapp / call the host to let you in. Our phone plan didn't have an international call/ data plan so we couldn't call the host in the first instance. We had to find the cafe with WiFi and change the phone plan to make the call for the host to let us in. Defiantly our error made the check-in process a bit complex.

Spacious space, great shower, good rest, place have everything to enjoy Venice. Restaurants /cafes nearby way more cheaper than in more busy areas. Super close to bus/train station what made getting to and from apartment super easy.

Lights broken at the entrance and in one of the bedrooms. There is no kettle for boiling water, you have to cook water on the stove and that takes too long time. Wine glasses missing.

Perfect location and easy to check in. Quiet place. Good Wi-Fi and air-conditioning. The apartment was clean and with lots of room to put your stuff.

Venice resort was everything, but resort. No toilet paper, no heating. There were 17 degrees in the apartment. The owner was refusing to switch on the heating, even though he listed heating among the amenities on booking.com and it was already heating season according to the Italian law (we stayed from October 18 to 22, the heating is allowed from October 15 in 2023). We had to call booking.com support to help us dealing with the owner. And don't think that you can heat the room with AC, the owner disabled the heating option. I am now curious if they disable cooling option during summer. What's more the bed structure is smaller than two single mattresses, so it is possible to sleep only in the middle of the bed.

No kitchen facilities ie kettle, toaster proper plates etc. chair had a massive hole through it covered by cushion. Not a lot of thought given to those staying. When mentioned just got a well you got what was mentioned. A kettle is surely a basic and shouldn’t have to be mentioned as a facility!

Very poor service for a high price. They made no effort to make guests feel welcome. Actually, just the opposite was true - we felt they wanted the money, and that was it. From the outset, we started receiving emails from them setting out all the rules and making a lot of demands for check in etc... But never one welcoming word. It set a bad tone before we even got there. And then when we arrived - no-one met us. It was all done remotely. We started up the very dark stairwell and they never mentioned where we could find lights. Inside, the apartment, there were notes left with more rules. About the only thing they didn't demand was that we scrub the floors before we left! The apartment itself was very "bare bones". The absolute minimum was provided. Not even a bit of coffee. Overall, just a poor experience. We definitely would never return there and would have cancelled upon receiving the first email from them (outside of booking.com) if we had been able. We have traveled a lot and use booking.com all the time. So this was a disappointment and not our usual experience with the company.
