it was bad there were no possibilities to boil water anywhere, and there weren’t a fridge to borrow. So easy things to fix - it would make it so much better for the guests.

It is a very nice villa, in the outskirts of Duino (nothing is far away). 5-6 min walk to the piazza. the room and the beds are very good too. The breakfast was nice and good. I liked the family who is running the b&b

The villa and surroundings are super pretty, the room was lovely and conveniently furnished, breakfast was great and the pool looked amazing. Unfortunately it rained mostly during our stay but Tommaso and Katia went out of their way to make sure we had an amazing stay and so we left with italian sunshine in our hearts :). Grazie mille, we 100% recommend staying here!

excellent hospitality and gorgeous breakfast

TV channels are from 501, 502, 503 and owner does not tell it. So when you switch on TV, you don't find any channels. Click to 501 to find. TV is small anyway. Our rom was not too big. We could manage it for 5 days but we could not pack out all or stuff, but needed to keep in the suitcase. You also have to prepare in this room we booked there is no fridge. We knew it, so it was not a surprise, but pay attention. You can book rooms with kitchenette at a higher price. But the lady was very nice and put our most important things, icepacks to the main fridge. Unfortunately air conditioning had issues, it leaked and as it was fixed on the floor, pavement came up. We also did not like the owner lived there in a private area but it has no door to separate from garden and our dog always ran inside when we did not pay attention, and owner took her ball - then gave it back a day later or so. Why did they not come to us, gave it back and told that we should pay more attention to our dog, or furthermore, why did they not put a fence or anything to keep her out if she was so annoying to them? Anyway it's a pet friendly place, and the staff as mentioned, loved our dog pretty much. During some nights we had tough storms with heavy wind and our glassdoors were crackling, making it hard to sleep. We could not close the wooden door those nights, because it always opened up due to the wind - should be repaired to be able to close them correctly.

The current staff, the lady and her husband were extremely nice, we went with our dog and they loved it, gave him prosciutto and biscotti all the time and they played with her when we stayed around. We arrived a bit earlier, and as they had some todos with our room, the lady offered a bottle of prosecco and coffee until we had to wait (which was not later than our initial room access time) and also offered a room where we could change our clothes to swimsuits to enjoy the prosecco at the pool. The breakfast we did like it pretty much, there was a selection of 3 meats, cheese, croissants, jam, apple strudel, caprese (tomato, mozzarella, basil), fruits, yoghurts and muesli, coffee, soft drinks, tea, biscuits, fresh pizza, dried tomato, mushroom, anchovies. Everything was nicely served. The pool area is nice, just like on the images, the garden is very beautiful, parking area right in front of the villa.
