눉Despite the friendliness of the staff, great location, etc., this place still feels a bit like a hostel. The rooms, though clean and with what looked like quite new futon, were uninviting. No art work on the walls, some wear marks, the halls were also uninviting and institutional. Also my bathroom had a terrible smell, which I also noticed in the basement bathroom. Perhaps plumbing system is not sufficiently vented? The public bath itself was quite nice, but other hotels have things like face cream, etc. for guests to use as well as lockers with locks. None of that here. I would not be bothered by these things except the price did not accord. It should have been well under a hundred dollars a night. I realize I was there at the height of the cherry blossom season, but still, the place has a ways to go to be a real hotel. It did not surprise me that there seemed to be few if any Japanese staying there. The hotel is not that easy to find. The best thing is to get by whatever means (subway HIgashiyama station for instance) and find the big red torii of Heian Shrine and the moa before it. At the intersection right before the moat, make a right turn and the hotel is on the right.
눇The location is wonderful, practically across the street from Heian Shrine and close to many other attractions in the area. I liked the large "sauna" bath--the public bath as it were. It is easy to find places to eat around the hotel.

눉Cleanliness is fair
눇Location is good and I like the scenery in front of the hotel.
