Not a biggy, but we could hear guests in the room beside us and certain they could hear us.

John is very friendly, and had upgraded our room as we had extended our stay. The room and bathroom was nice and clean. The shower was great and the bed was very comfortable. We had a lovely stay Beautiful setting on the outskirts. My partner brought separate cars and was grateful there was enough parking for the two of us.

The fan in bathroom took about 30 mins to switch off there was no switch so very noisy when I was trying to get to sleep.

Spotless accomodation and friendly hospitality. Had a drying room for sports clothes which was fantastic.

My only gripe was that I'm 6'2 and the bathroom door was a little low, and I may have forgotten to duck on a few occasions..

We didn't meet the owner/host and even though eggs were provided at breakfast there were no instructions so no one attempted to cook them, we all just helped ourselves to the cereals and toast, fruit and yogurt.

Small room but comfortable bed and nice peaceful location. We helped ourselves to continental breakfast in the morning.

In an area that’s very shaded by the tall trees. Probably great in hot weather. When we were there it wasn’t sunny so it felt a bit somber

The bedroom was very clean and nicely furnished. The beds were very comfortable. There was a large open kitchen but I hadn’t realised this was only for use by residents who’d paid extra. There is a small guest kitchen which standard room occupants can use and this was very well equipped. John, the host was very helpful and seemed to be there most of the time. The 2 Alpacas and the goats and sheep are a plus

The only very slight thing I noticed was we could hear the people in the next room showering their child, not a big deal at all but maybe lessens the romantic weekend option :-)

Quiet location yet close enough to the town for all needs. John (host) was most friendly, informative and happy to go above and beyond. A very pleasant stay, only stayed the one night, would have enjoyed a longer break there if time had allowed.

Hey there! Just wanted to share the fantastic experience my partner and I had at the hotel during our Christmas trip. It's a gem, only 15-20 minutes away from Dunedin CBD, and we loved it! First off, the place is simply beautiful and well-maintained. The location is great, offering a unique microclimate that adds to the charm. The hosts are super-friendly – we had a delightful chat with John, a lovely man who made our stay even more enjoyable. One of the highlights for us was the fact that the place is dog-friendly. Our little griffon had a blast! Lamas, ducks, and nature all around – it's like a little haven for both humans and pets. The room was clean and modern, and we appreciated the outside area where we could cook our meals on the BBQ, relax, and mingle with other guests. It created a cosy atmosphere that we truly enjoyed. Overall, we were very satisfied with our stay. One thing to note, if you're booking through a third-party website, make sure to check with the host about pet-friendly rooms. Not all of them are suitable for pets. Thanks to the super hosts for making our Christmas trip memorable! We'll be back.

The interior looked new and well kept. Although no kitchen inside room, guests can use a shared kitchen. Enjoyed interacting with the manager and feeding the alpacas and sheep in the morning!
