The hot water was not enough for one to take a bath for longer than 10 minutes, with the faucets halfway open. For a couple? It was impossible for both of us to shower at a reasonable when we got back from a long day. Each room, the staff explained, had a heater with the capacity of 40 litres, which us not enough at all for a two-person accommodation. More so, we didn't know about that. So the water froze on my wife mid-shower! She caught a cold. Additionally, as a policy, they do not provide additional pillows for one, among other things, such as towels, another thing they do not - as per policy- provide extra of. They do provide an ironing station, but the iron itself doesn't work. Oh, and no casting on the tv or projection, which made relaxing with my wife watching a movie after work a challenging affair. Honestly, it is lacking, compared a two-star or three-star hotel standard in central or western Europe, for instance, or the ibis in Amman, and relatively more expensive than similar hotels in Europe. Yet, overall, not bad.

The staff were exceptionally friendly. Warm-hearted and decent. The parking was uncomplicated. The internet was fast. The rooms were clean. The staff specifically made our stay enjoyable. If it weren't for them, this would have been a bad experience.

Front office staff had average ability in helping with directions. They did not know anything about buses or transport.

Breakfast is good, hotel good value for money. Bed very comfortable and pillow was good also. Founding day cake and snacks.

Response time : We had a last-minute reconsideration in the travel dates and hence had to request for a change in booking. Since the response time was too much when messaging the hotel on booking.com, I had to make a couple of international calls to ask them to look at my messages. It took them almost half a day to respond. This was a bit stressful as all my other bookings and agendas were dependant on the hotel response. Location : Although the hotel is on Olaya Street (literally on the roadside beside Riyadh Bank), you can only get to the entrance of the hotel from the back side. To get there, you need to go through a back alley which looks a bit cheap considering this is a prime location. Parking : There is basement parking and shaded parking. The basement parking is very small and the shaded parking could get packed on a weekend. This would mean that you will have to park your car on the narrow roadside which is a bit risky as a tourist. Also, the automatic gate of the shaded parking was not working for the first 2 minutes when we were there and then eventually somehow opened. Initial Room : I had booked a non-smoking room but were told during check in that the only available room is the smoking room. As tourists who drove 500kms to get there, we felt helpless and cheated but since there was no choice, we accepted and went to our room. Fortunately for us, the room was not cleaned and had a bad stench of cigarette (miscommunication between room cleaning staff and reception I guess). We went down to the reception and complained & magically there was a non-smoking room available instantly! Bathroom : The shower area was a bit cramped and sitting on the WC felt like you were almost sitting on the floor. OVERALL EXPERIENCE : We felt safe as tourists considering it's Ibis & it's a prominent location. The room for the price was good.

Check-in : The check-in was quick and did not take much time. The male receptionist was very good in English and was quick to sort out everything. Room : The room was more spacious than we expected. It was very clean. View : We were on the 5th floor and the view from our room was very good with 2 huge windows looking at Olaya Street and the Kingdom Tower.

While the location is very central, the entrance is only available from the back of the hotel and the traffic can be a quite bad there. But not that big of an issue.

Reception - upon our check-in was okay, but during my check-out, there was a lady who seemed to be "not in the mood" to entertain or I'm not sure but she was a snob and I needed to talk more to her since I needed all the room invoices of my team, like I feel looked down or something, was super unpleasant experience - good thing Mustafa Othman came in and assisted me with all smiles and even super understanding in all my request as I understand it's a lot of printing involved. It's important to have a pleasant personality when you're in the front office, since you represent the establishment. You can't be choosy about how the customer looks like, regardless of how a person appears in front of you - you serve equally and do whatever you can to assist with what they need.

I love the restaurant staff and food. Location - is tricky coz it's super traffic in Riyadh but it's alright.

Breakfast timing for business hotels should start earlier @ 6, similar to all other hotels, in this sone they start @ 7, so we missed it as we had a morning flight and needed to leave @ 7. while the location is great, but accessing the hotel is a bit challenging because it is from the back of the main street

Beds not so comfortable and too narrow. Gym terrible and no windows 🤦‍♀️ the breakfast is ok but to be honest the jams could be better quality and the croissants fresher (you are a french brand!!). The hot choices are set in Le Creuset casserole dishes which are so heavy to uncover I didn’t bother. Cheeses not great and the porridge and yogurt and cereal quality poor. The dinner menu not great. The best thing about your food catering is the staff. They are excellent and the egg chef very good 👍🏻

The breakfast is good but some of the pastries were quite hard/stale and some products ran out before the end of breakfast

The hotel is excellent value for money - staff are lovely, helpful and efficient - also attentive. Location is perfect for my client's business location - central but relatively quiet - a good compromise
