The toilet overflowed in the first day. But the staff was really embarrassed and cleaned it right away. The net connection and speed was truly horrible:/ It should be upgraded at earliest to serve the gests better. Old fashioned interiors. Pool experience was very bad, no shower or any other facilities.

Spacious hotel. Lots of room in the lobby. Quite and lovely atmosphere. The staff were very kind and helpful all the time. Not very crowded at the time when we were there. The view from the hotel room was also very pleasant and peaceful.

Rooms could be cleaner. Breakfast wasn’t great but lady told us she was about to teach the chef to make English breakfast that week.

Checked in last minute for 3 nights after turning up at a dreadful resort before this. Staff were so lovely and helpful let us check in early as room was ready. Pool area ok gets sun late afternoon, about a 10 min walk from centre of Chiang Mai

Great location, large very comfortable rooms. The hotel offers a good breakfast. Entertainment for music lovers each evening relaxing refreshments is perfect. Close to airport and convenient location for transport pickups to see all Chiang Mia attractions.

The location was great. Very close to the old city. The restaurant served very good food and the buffet breakfast was wonderful also. Ask to have a ham, egg, cheese omelet especially made for you. The rooms are comfortable and cleaned every day with free bottles of water. There is a refrigerator in the rooms. The only things I would not give it an excellent mark is that the rooms could use some refreshing and the WiFi needs to be updated. The WiFi goes out occasionally. The staff is helpful and wonderful. We met the owner on our last day there. He recently purchased the hotel and is working to make the necessary improvements. He is a very nice man and wants to make improvements to this location. The room rates are very reasonable especially if you book the room with breakfast included. Chiang Mai is a very nice town with many things to see and do. I would not rent a car in Thailand. They drive crazy here and with the InDrive app ride share it is cheap to get a ride. More places less than $2-$3 USD.

Room was old and run down. Uncomfortable beds. The air con barely worked and was very loud. Staff were sympathetic and upgraded me to a better room, which was much better but the hotel feels very old and run down.

Noisy Neighbours, had to ask her to keep her voice down at 3 am, she had been shouting on the phone for one and a half hours. Also dogs and screaming children at the back of the room

the pool only had 2 sun loungers- so if you plan on having a chilled day away from the city centre you would need to be up early for those. the breakfast was very limited and the food was usually cold. the room had a massive balcony which was great but no seating so you had to take a chair from the dressing room to sit outside. unfortunately one of the days our toilet became blocked and was un usable (the engineer had gone home for the night so we were told it would be fixed the next day) this meant we had no working toilet for 24 hours and we were told there were no other rooms to move to, we were also told if we needed the toilet during the night we could use their storage room toilet which was also broken and had lose electrical wires hanging from the ceiling-this was not useable either! rather disappointing to pay for a room and have no bathroom use for 24 hours and after contacting customer services regarding this still nothing has been resolved nearly a week later.

the location was good, could walk into the old city within 10-15 minutes. the staff were friendly and happy. overall the hotel was pleasant but unfortunatley a few little things could be improved

When we initially arrived at 4:15pm after two days from Koh Tao they said the room wasn’t ready even though check in is any time after 2pm. They wanted us to wait 20 minutes but quickly gave us a room. Then when we got in the room there were no towels and when I asked they said they were all in the laundry and that there would not be any until at least 6pm ( I had to ask for towels the following morning as they didn’t bring any to the room that evening). Wifi is pretty much none existent on any floor is okay. When we asked for the room to be cleaned on the third day when we went out they said yes but came back and they hadn’t.

Great location, only five minute walk to the old city. All the staff are friendly and speak good English.

The bedrooms look clean overall but the pillows and cushions were very dusty when touched and other things in the room just looked like they hadn’t been properly cleaned for a while.

The property needs extensive repairs such as missing screen on the bathroom window to prevent flies, toilet didn’t flush properly, broken faucet, leaking shower handler, ac was cracking so loud, and cleaning throughly both bathroom and bedroom. It would be nice for the management to hire a supervisor to oversee the daily maintenance.

the room reeked of Pidgeon droppings , and permeated through the air conditioner , so bad we had to turn off the air conditioner in the bedroom so we could sleep . the so called kitchenette ( sink and hot plate ) was actually on the deck amongst the Pidgeon's , the door to the room had dropped so to lock it you had to lift the door up so the lock could engage , the balcony door had no lock . the WIFI was non existent and we saw many people complain , i usually don't complain and put up with some inconveniences but in this case the hotel needs to be struck off booking .coms list .

the bed was fine , the location was good , the cleaning staff where very good ,reception was nice .

The free wifi requires the entry of password and code. Unfortunately it kept dropping out and so needed to log in multiple times over my stay. It would be better for guests for single log in
