I didn’t anticipate walking up a flight of stairs to get tot eh first floor unit in the back building. I normally wouldn’t Ming this, but Managing that with an independent two year old was a little tricky.

Great location, right across from the lake so it has a partial view. There were two docks across the street which we didn’t use because it’s was October and because we have a two year old. Room was updated, clean, and spacious. Pillows were nice and soft (down alternative) beauty rest plush mattresses were a nice touch. Janet, the owners was so very friendly and accommodating, especially when we needed to check in later than anticipated.

The hosts were super friendly and provided loads of information about the area. The room was updated, very clean, and the beds were super comfortable. I liked walking down to the office to grab coffee in the morning and strolling out to sit on the spacious dock to watch the sunrise and listen to the peacefulness that surrounds this gem.

 I like it when facilities have a microwave and coffee pot in the room and this had neither -  although coffee was available in the office in the mornings and a microwave was available in a common area.  We also happen to have a very heavy footed individual above us, which was unfortunate, because we could hear him stomping around at all hours.

Property was easy to find, even in the night time when we had no idea of the area. The owners were very easy to work with, and very knowledgeable about the area. Lots of information available about local attractions.

We really couldn't think of anything that could have been better.

From the moment of our arrival the owners made us feel welcome. Our room looked like it had just been renovated and everything was in excellent condition. Bed was very comfortable. We enjoyed watching the sunsets from the dock down by the lake. The owner provided some excellent suggestions for places to visit along the lake.

(This is a room tip not a con.) If you have trouble with stairs, you may want to request a room on the 1st floor rather than the 2nd. Being up high is wonderful when it comes to having a view of the lake but the steps can be challenging to carry heavy luggage up.

The Birch Knolls Motel is owned and managed by a couple who live on the premises. Our interactions were primarily with Janet and she is genuinely interested in the well being of all of her guests. We stayed there for 3 nights and on several occasions, I witnessed her assisting guests. She is very friendly and gave many helpful suggestions for local restaurants. The Birch Knolls Motel is across from Paugus Bay and it's perfect for visiting the Lake Winnipesaukee area. They are conveniently located near the Bank of NH Pavilion and Weirs Beach. Their location made it convenient for our day trip to Sabbady Falls (Lincoln), a trip up the Mount Washington auto road and a trip to Conway. They have a recreation room, BBQ grills and an outdoor pool. The bonus is that they a small private dock (with Adirondack chairs) and beach across the street

Not much I didn't like....Could hear the guests above us. Not a big deal. My truck is a little big to be in the parking lot. I was lucky enough to get a park straight in by the office but if I had to park by the ice machine I'm not sure if I would be able to. Again not a big deal, my fault for buying a big truck! Lol

Janet was great, super friendly and helpful. The dock across the street was cool.Everything was clean and the bed was comfy. Would stay here again😎

nothing really, although it would have been nice not to have to cross the street to visit the dock. but it was a beautiful view and there were chairs available for relaxing on the dock so it was worth it.

Staying for 5 days and 4 nights, we had a bit of luggage. And staying on the very top floor was quite difficult as we had 2 coolers, our overnight bags, beach bags, and other personal items. When we stayed last year around the same time, we had the first floor and it was more convenient. I understand if it's full but I booked in January and feel the longer the stay, we may get priority on the lower floor because it generally means more luggage. Also, there were no "Do not disturb" signs available. When we had the cleaning service come once during our stay on Tuesday (we arrived Sunday, left on Thursday), we believed we would have our bed linens changed and they were not, though we did receive fresh towels.

My stay wasn't long enough to enjoy all the area,but that has nothing to do with the Birch Knoll.

Great location,the owners are great people and if you don't see something that you require in the room,just ask,I mentioned my wife liked tea in the morning and a kettle was dropped in our room ,full of water within minutes. We will stay again,probably next year as 2 days wasn't long enough.

The location is on a busy curve in the road and at times it was difficult exiting the parking lot because there are shrubs that obscure oncoming traffic. Our first attempt nearly resulted in being hit by an oncoming traffic so we were cautious after that. There is an area across the street with a pier and small sandy beach but no shade. It would be great if there was a canopy over part of the pier.

Check in was easy. The owner -office manager was friendly and welcoming. She explained the layout of the facility and suggested restaurants and sightseeing activities. The location is across from the lake with sunset views. It is close to Weirs Beach and the Mt. Washington boat tours.The room was clean and comfortable. Being seniors, we were happy that our room was easily accessible and that we didn't have to climb stairs. The bathroom, although small, was nicely decorated and had plenty of soft towels.

We stayed 2 nights with a concert at Bank of NH being the the first night. My initial concern with booking a Motel was assuaged by the many great reviews it has received here and on Trip Advisor, they were correct in saying that this is a very nice place at a price close to half of what I would of paid at the Margate down the street ( we have stayed there in the past) The pier across the street was wonderful with chairs provided and a tiny beach that got some decent waves from all the boats out on the lake. On one rainy afternoon we enjoyed a couple of games on the pool table in the game room attached to a nice public patio and the pool is clean and with a great view of the lake. The owners were very pleasant and made coffee every morning and were always around working and chatting. Would definitely come back.

The host were fantastic. Friendly and accommodating. Even running 2 umbrellas to us as we headed to an outdoor wedding ill prepared for the rain. Providing extra towels for the pool/lake as we forgot to pack them. Communicative and knowledgeable about the area. Giving us a great breakfast spot and directing us to stores. The rooms were large and comfortable.
