    The breakfast was okay.

    The staff was very friendly.. Nice pool and hot tub. All the rooms have a terrace. It's very quite.

    It's an old motel with its main selling point the indoor pool and the outdoor heated hot tub; neither of which were selling points for me. Dark and my room had two entry points. Price was a bit steep but there are very few low priced options in Kennebunkport. Was here for a wedding and not for foliage or other reasons.

    At least it was clean and in good working order, so no surprises there.

    Family place with lots of happy yet noisy kids in the pool. So if thats not your cup of tea, stay elsewhere.

    Ok room for the price in the area; nothing fancy about it. Breakfast has all the basics staples, but served in carton/plastic in a basement like cafeteria (downside)

    Your bathrooms are the pits!! The hole in the ceiling is creepy, so outdated, and webs in all corners. The rooms are outdated. Also, the webs outside are so big, you really do not enjoy sitting out there.

    it was nice that we could just walk out the back door to go to the outside bar, pool, and hot tub. The outside bar was really cool. Also, the out door HOT TUB was neat. Pretty at night. Nice and quiet, and the staff was friendly and helpful. The bed was comfortable.

    Certain interior areas need some upgrades.

    The outdoor area with pool, bar and eating area were very pleasant.

    No elevator!!! We both had pretty heavy bags as this was the very end of an extended trip to Maine. The verbal directions were confusing to get to the room but involved dragging the bags up a flight of stairs. As we were leaving we found a ramp that avoided the stairs and certainly could have been used the night before. The room was a little run down. Knobs missing on dressers, carpet covering a floor that sank a bit under you, the lock wouldn't work on the door (electronic key cards were the access) and it was impossible to get the auto function to work on the air conditioner. None of those tings were deal breakers. The staff was very friendly and helpful and the location was great.

    The hotel was located right outside of downtown Kennebunkport so the location was great. It was minutes from a very scenic and cool beach/ocean area where you could watch the surfers riding the waves. The hotel had an indoor as well as an outdoor pool. The outdoor one was heated to 82 degrees and looked like a great place to hang out. There was a hot tub just the other side of the outdoor bar. The indoor pool and hot tub looked like they would be great on a cold day. One of the hot tubs wasn't working while we were there. The continental breakfast was what you would expect with fresh bagels, bread, fresh fruit, yogurt, hard boiled eggs, pre-wrapped muffins and decent coffee with a choice for decaf as well. Nice place to stay for a few days although we were only there for an overnight.

    Continental breakfast was disappointing , not enough of a selection. Pool was offered to outside people. The pool as over run by them and the pool rules were not enforced.

    Liked having the outdoor restaurant.

    Cleanliness needs improvement. Bed sheet was soiled or stained and it was after hours to contact the front desk for a new one. Hair in the corner of bathroom floor. Breakfast options not quickly restocked during peak times visitors were eating.

    The pool and hot tub schedule was exceptional especially travelling with children. They open early and close late. Very much appreciated this as well as the restaurant on site. Safe and quiet area to stay.

    Rooms don't smell nice, spiderwebs on the ceiling,... Very dated rooms. Breakfast was terrible, couldn't be more basic, there wasn't even plain white bread to toast... Very disappointed.

    The pools were nice. Very helpful friendly lady at check in.

    Leaks in the fitness center. Guest computer in the lobby is antiquated and we couldn’t print our boarding passes. Rooms are clean but have not been updated in decades.

    Nice pools, indoor and outdoor. Well located. Ample parking. Quiet. Clean.

    Okay, for the price I paid and it said free breakfast, I was really looking forward to the breakfast. I ended up eating two boiled eggs and a yogurt for breakfast. They had a ton of bread products, that isn't my thing. Breakfast was so disappointing that on our check out day we just got some protein bars on the road on the way out of town. If you pass up on a free breakfast for a family of four, that is pretty sad. Also, while at the pool on our first night, at 7:30PM, staff came out and said they had complaints and the kids were being too loud playing Marco/Polo. Another parent was upset about it and had some words. There was about 9 kids in the pool from age 5 to 11. Two were mine.

    Check in and interaction with Melanie at the front desk was great, she is very nice. This place had the best swimming pool of our 17 day trip. And even better, food could be delivered to your pool side chair. They had a bar and you could order food right next to the pool. We also liked that our bottom floor had a back door that you could go out and be right at the pool quickly and easily.

    the facility over all needs an update, hallways not clean or vacuumed, stairway railings loose, entry door windows dirty.

    Room was very dated and dark. Our room was was in a corner with the door to the back patio mostly over grown. So much rain had made the back patio exit soaked and spongy. Rain was not their fault.

    Outdoor pool was very nice and clean. Enjoyed the poolside pub/restaurant area, this was a very nice unexpected feature. Main lobby and breakfast area were clean.

    Very confusing to get around inside hotel. Only one person on front desk. Very slow
