Nice, cosy room in a house (Room #9 with 3 beds). It was a very quiet place to rest well. Wonderful people at the reception and the dining room. Tasty Breakfast options (Typical English and Continental).
Might try the independent annex the next time for a longer stay (we just stayed for a night to rest on the way from Scotland to London).

Room was clean , comfy, quiet . bed comfy .

A lovely hotel with beautiful rooms only let down by the fact if you want to check in early it will cost you £15 and when we arrived later in the evening the hotel's reception was empty and we had to wait almost 45 minutes to check in,

The hotel is nearer to the motorway than to Kirkham so I had little reason to travel into Kirkham. there is a football stadium, aldi and fast food restaurants between the hotel and the town centre.

Kirkham is approximately 30 minutes drive from Blackpool, as due to Covid breakfast was not available in The VIllas express, we drew to Blackpool and had our excellent breakfast. Because we planned to have a day out in Blackpool.

Must be honest we were visiting family who live in Kirkham.However the people are friendly who we came across but the real beauty of Kirkham is your only a few minutes from Blackpool and Preston and also Lytham St Anne's.

We stayed at this hotel as an alternative, however our stay was really very good, wasn’t overwhelmed by Kirkham, though we visited family and friends at Wrea Green and Lytham, just a few miles away.
Quite impressed by the hotel.
On arrival we asked to be moved as we could not access the shower due to disabilities and were promptly moved no issues.
Staff was great really friendly and accommodating.
Located just off the M55 motorway junction was convenient, and a lot quieter at night than expected being just off the motorway junction and on the main road to Kirkham and Wesham, which was not bad considering our room was facing to road.
Plenty of parking.
The whole hotel was clean, friendly and it was on a low ground in which was perfect for me since I have lymphoedema and during the daytime I struggled with putting one of my shoes on my left foot and one of the receptionists went out of their way to help me put my shoe on as I didn't think they'd do that but they did and I was very grateful for that!

Newly refurbished, everything you needed for a very comfortable stay
2 double beds so would easily accommodate 2 couples or a family with good sized bathroom with shower.

the quality of the hotel was first class, the staff where excellent, the breakfast was one of the best I have had, an been at the age of 71 that’s quite a few, our room with view of the pitch was a real bonus particularly as there was a game in progress, all in all a lovely experience
We were not sure what to expect when we arrived at the hotel venue which is within a football ground (a very new and impressive building though). The staff were very friendly and helpful and we were amazed at the size and set up of the rooms (we booked a suite). Truly superb.
