Never stayed. Booked 1 hour before arrival only to find it’s outside of the city. They refuse to refund my money for a room booked an hour in advance that I never used.

Horrible. Waited an hour to check in. Charged twice, $200 from booking.com and $245 from the hotel. They wouldn't let me check-in without paying them, even though I paid booking.com for my reservation.

Absolutely love love love this place.. it was my three year anniversary and I asked for roses throughout the room and on bed. I asked for a few special requests and didn’t know if they would do them. I was more then surprised and fulfilled when I walked in the door and it has a rose petal park to our bed with rose petals all on our bed saying congrats! Also they left a bottle of Prosecco and champagne glasses for us. We don’t drink but it was very special. We had two bed rooms. One had a small vanity and a bathtub. The other had a huge long vanity and glass shower with wonderful water pressure. We had a decently large closet in both rooms and two dressers. We had a full kitchen with a dishwasher, glassware, oven, fill fridge, stove and microwave. It’s came with everything. It was like a very pretty apartment. I would truly live there. We had a tv in our living space with a large couch. Each room had their own TVs as well. One room has a little office desk which is nice as well. Absolutely breathtaking. Staff were EXTREMELY nice. Both women I had seen there were wonderful.

1. Great location near center of Portsmouth: walk everywhere.
2. Beautifully decorated and furnished. Welcoming reception area with free snacks, espresso machine and filtered water dispenser.
3. Very comfortable rooms with range of sizes. Ours was smaller as we were only staying one night and visiting with friends nearby. Great bathroom and amenities.
4. Easy self check in, though staff on site for much of day.
5. Quiet.

Beautiful property, friendly staff and super easy check in.
If you like to walk, Portsmouth is perfect. Unfortunately Strawbery Banke Museum was closed for the season, a reason to return.
We found some great restaurants. We really liked The Franklin and were sorry to have missed Cava. Cava was closed for two weeks, so another reason to go back.
There were a few other restaurants we want to try too!

We stayed for one night enroute to NYC from New Brunswick, Canada and again on the way home. We would definitely go back for a longer stay. Close to shopping in Kittery; ate at Applebee's and the Olive Garden, two of our favorites when we visit the US. Delicious food and wonderful, friendly service.

Portsmouth is a fun city : lots to do and see nearby also. We enjoyed a movie at the cool music hall , and drove to nearby kittery outlets. We had a lovely late lunch at wentworth by the sea. Great breakfast at friendly toast and we signed up for a time before we went so skipped the wait outside. Lots of arty stores and a good bookstore too.

We love the character of Portsmouth.
We love the character of Portsmouth. It's charming without being stuffy, and has a vibrant, funky feel downtown with some good restaurants. It's also very walkable, even when the conditions are a little challenging. Just be sure to check the weather for your trip and bring appropriate clothing and footwear. If you are in town, don't miss Caffe Kilim for great coffee, bakery and snack items. Also, grab a meal at The Green Elephant for some of the best vegetarian Thai food you will find in New England.

The Library Restaurant was amazing.
The Library Restaurant was amazing. Loved the feel of downtown being such a vibrant place. Historical sights were abound. Strawberry Banke, the Fort, the Tug Boats...people watching...the Music Hall too!
Great location within minutes walking distance to downtown. The hotel is charming with delightful sitting rooms in front. Staff is super friendly and the breakfast was very good, though not a hot breakfast. Use of the kitchen for tea and coffee is available. The bed was super comfortable. Ample free parking in the lot behind the hotel.
The Ale House Inn has the same funkiness and amenities of other Lark Hotel properties. Location in Portsmouth is PERFECT - it’s at the center of everything. Shout out to James for being an AWESOME host. Also thanks to the manager at sister property The Portsmouth Inn for helping me extend my stay another night.
Very professional and welcoming staff at the reception. The free coffee and hot water dispensers in the hall of the hotel (besides water) was really appreciated, particularly during the very cold weekend there was in Portsmouth during my stay. Clean room and bathroom and comfy bed.
Gotta say this was one of the best hotels ( that aren’t 5 star hotels ) that I’ve ever stayed at. We walked into the room and was pleasantly surprised with how big it was! The location of the hotel is very close to the market square too, about 5 mins driving.
We arrived and were turned down. We could not stay at that hotel. We were not informed of the same day closure. Arriving late and having no room to stay is very upsetting. We found another place to stay but had to spent more money. Not good.
The property is beautiful. Garden is spectacular and has nice places to sit and have something to drink. The rooms are well appointed. Parking is very good. It’s within walking distance of downtown Portsmouth, about a mile.
The location of the property was great; nicely tucked away but very close to downtown Portsmouth and the shopping outlets and restaurants. The property is well taken care of and kept very clean.
Breakfast was awesome. Only thing I would improve is the choice of egg & meat , same everyday...I have seen other hotels offer different option every day, like ham, small omelet, bacon, etc...
The staff were very helpful, friendly and accommodating. Special mention to Kelsey.
They offer a free shuttle service to downtown which we appreciated. The room was comfortable.
