The property is located in the small village of Acquapendente. That would allow you to stay nearby Bolsena lake and all its small medieval villages around it, in the Italian Umbria region. The breakfast was great with plenty of high-quality bio products coming from local farms / small shops. They also keep an eye to sustainability with little to no plastic waste whenever possible and plenty of recycling bins around the building. The terrace was just amazing where we would eat something at their restaurant by such a stunning view on the hills and cozy vibes at sunset, all with an honest price. The staff was kind and made us feel welcome. Cleanliness was just perfect

The apartment is very clean and new, it’s bigger than I thought. The host are so nice, we even ate the eggs from the chicken of the garden. It’s near to Bagni di San Filippo which was our favorite destination for the holiday. Thanks to the wonderful place!🥰

We booked this accommodation at short notice, we arrived in a thunderstorm with touring bikes. booking.com had screwed up where we were supposed to be staying and did the same thing here. Thankfully the host was absolutely brilliant. He opened up extra facilities for us that fully met our requirements. He let us store our bikes securely and he is a genuinely nice, humerous friendly person. In the morning he made sure that our bikes were readily available for us and wished us well for our onward journey. Things could have gone much worse, thanks to the poor systems of booking.com, thankfully there are nice, helpful people, like our host, who seem happy to help.

We loved the beautiful cascina and Giovanni and her mother were very welcoming and helpful. We got the possibility for late check in which we really appreciated. The rooms were clean and very comfortable and nice. We had a nice breakfast in the morning and enjoyed looking at beautiful ceramics made by Giovanni which decorated the kitchen. Also Whiskey and Ruddy , the furry members of the family,were very friendly and nice.

We had the pleasure of staying in this charming house during our journey from Rome to Siena and Florence, and it truly made our trip unforgettable. Situated on the border with Tuscany in the small historic town of Aquapendente, the house offers a perfect blend of comfort and history. From the moment we stepped inside, we were captivated by the unique atmosphere that combines antique charm and history with modern conveniences. The house is very well equipped, providing everything we needed for a comfortable stay. Despite being a group of 8 people, the internet connection worked flawlessly, allowing us to stay connected and share our wonderful experiences. The warmth and hospitality of the hosts added to the magic of our stay. They greeted us with genuine warmth, leaving us a selection of coffee, tea, milk, juices, and biscuits to enjoy during our stay. It was a lovely gesture that made us feel truly welcomed. In addition to the warm hospitality the hosts provided parking space for our large van. This gesture made our stay even more convenient and comfortable. With two bathrooms available, we had ample space and convenience for our group. Surrounded by beautiful landscapes and immersed in the rich history of Aquapendente, it was truly a night to remember. We also loved taking the scenic route to Siena instead of the highway. The landscapes were straight out of a Tuscan postcard, with charming houses and beautiful trees, just like in the movie "Gladiator" We are grateful for the opportunity to experience such a delightful stay, and we recommend this house to anyone seeking a memorable and authentic experience.

The owner was very kind. Everything (the room, shared kitchen) was nicely clean. The breakfast was excellent, the lady asked us what we prefer for breakfast and she complied with our dietary restrictions. We were completely satisfied. The B&B is in a quiet area and in nice surroundings.
