From the moment we arrived the staff were extremely friendly and kind. The location of the hotel is excellent, short walking distance to anything you want to do in Stone Town. Bedroom was lovely, very clean and comfortable bed. Shower was very nice. Rooftop bar was fantastic. Magnificent views of Stone Town and the sea. Cocktails and tapas for sunset highly recommend. Will definitely be staying here again when we return to Stone Town.

We were advised by our security that it wasn’t safe for us walking about Zanzibar City to get to old stone town so we took a taxi. Taxi driver had arranged for a guide to meet us (which we didn’t want), waited for us all day (again not what we wanted as we felt rushed) but hadn’t told us at the time. We were then just expected to go on a guided tour with the random tour guide who again rushed us round everything.
Stone Town has lot of history and walking around takes one back to old time. It is a fusion of culture from European to Indians to Arabs and Sawhili offcourse. However it is quite crowded and a day or two would be fine. The garden infront of Old fort is the happening place with lot of stalls in evening for good street food. I tried chips mayai (potato chips and eggs). Livingston cafe on the sea shore is a good place to spent sometime with beer or coffee. Jaws corner is another place to mingle with local residents on coffee.
Zanzibar city is beautiful, the history is in stone town date back to centuries ago, the beaches are beautiful, very warm and friendly people, it's safe you could see people walking the street and shops still opened 24/7 in stone, bweju and Nungwi has beautiful beaches, the local food too is good..lots of tourist lots of attractions. It's cheap and easy to get around, food is cheap, lukmans place in stone town is a nice place to eat, I most ate in my hotels.
Zanzibar is a fantastic place to relax and take time out from the norm. The people are friendly, the food is delicious and varied and the scenery is outstanding. Some of the coastlines are simply breathtaking especially at sunset. If you are on the east coast then do check out The Restaurant on the Rock - simply wonderful
Great place to visit. However, you need to have a prior contact person to guide you during your stay. The locals tend to take advantage of tourist by not giving the right price. Always agree on the price first. The Forodhani water front is full of dishonest traders who take advantage of tourist by overcharging them. Always negotiate prices and have a local to guide you on pricing.
I recommend it to all undecided. We were with children (10 and 17 years old) in this property for 2 weeks. I rate my stay very well 10/10. The resort is new, clean, elegant and has apartments of 150 m2. (2 rooms, 2 bathrooms and a large living room plus a kitchen (but not yet open). The rooms are very nice, cleaned carefully every day. Air conditioning and wi-fi work very well. There is tea and coffee making facilities and netflix. The resort has one large clean swimming pool, you can jump almost into the sea. There is a gym. Restaurant dishes are prepared at the highest level and very tasty. . The area is quiet. The beach may not be as big and pretty as on the west side of the island, but we did not mind. We enjoyed at least the peace and privacy. Compared to other facilities in Uroa, I say that we have found the best and nicest hotel.
Super clean, right on the beach. The yard is beautiful with lots of vegetation, well mantained. You can park your car inside. There is also a pool with a few sun bathe spots. At night locals and children show up on the beach, they like to have a chat and swim with you. Close by there is a fish market - interesting to visit in the morning. At night the staff prepares your bed (and also use mosquito repellent). Rooms are cleaned every day. Breakfast is good and you can also have lunch / dinner at the restaurant. Good food, medium prices.
Great location in Stone Town, in a newly refurbished traditional house very close to the sea. The rooms are bright and cheery, though mine was a bit on the smaller side. The room looked out on to a local dwelling and there was a mosque close by, so there was quite a bit of noise. However, this is to be expected when staying in a tightly knit, dense place like Stone Town. The restaurant on the roof is very good, and they have great make your own cocktails. The view over the city and sea from the pool is great.
One of the best hotels in Zanzibar, I had very good experience with the staff very helpful and listen to there advice for the amount of payment for drivers and shops. They have some water sports activities, and the main city is close (Stone town), and the airport is 15 mins away which costs only 15$. Food in the restaurant is good however like all hotels in Zanzibar not many types of food are there in the menu. And for sure very clean, modern style, and non alcoholic for people who doesn’t drink.

Everything was great. The hotel is located around 5-7 mins walk from city centre, 15 mins by car from airport and just 2 mins from beach where you can catch a boat to Prison Island. Rooms are spacious, clean, just like the shared bathroom. Mudy was very helpful, he explained everything. The shared room is great, with an amazing balcony where you can just sit and enjoy the sound of the city. We also used the hotel taxi from airport and the driver was waiting for us with a sign. Great value for money.
Zanzibar City
If you're looking for an authentic experience in Zanzibar then Kholle House is where you should stay when in Stone Town as it feels like you're taken back to the mid 1800's. The staff are really nice and accommodating, breakfast is serve by pool and the garden. It actually feels like home there. There's also a rooftop you can hang out and watch the port and the town from the top plus I got to hang out with the friendly and cuddly hotel kitty.
The old palace is wonderful to visit and the rooms are big and very comfortable. We stayed in a nice room with a balcony. The swimming pool is clean and enjoyable, definitely a good advantage of the hotel after a long walk in Stone Town during the day. 10/10 for the position as it's in the city center and all places and restaurants in stone town are reachable by foot.

Very nice Zanzibar style rooms, walking distance to old part of Stone Town, the beach and many nice restaurants nearby, reception helped in booking taxi to airport and even fixed breakfast boxes as we left very early. The apartment was few minutes walk from the main hotel, but we knew and it was not an issue.
The hotel is in a good location - the beach and Forodhani Park is a few minutes walk away, the room was clean and comfortable and good value for money. The staff are great, I left my water bottle at one of the restaurants in Stone Town and Suleiman kindly rang the restaurant to check if they had found it.
Beautiful hotel in a very central location. My husband and I spent a couple nights at the Seyyida before heading to the beach. The staff were lovely - we were even offered free massages because we were on our honeymoon. The rooftop restaurant has beautiful views of the city and the ocean.

All the negative comments in the review sections are confusing because for my girlfriend and I at least, our stay was perfect! Being able to check in early for our stay and having the option to leave our bags in the hotel the day of checkout to explore stone town while we waited for our taxi was so convenient. The staff we encountered where all extremely friendly and professional! :)
