Have been visiting friends in Yarm for many years and have stayed in a variety of lodging types. This is the best out of all of the places we have ever stayed. It is impeccably clean, modern, very well appointed and the staff could not be nicer. It is located in a quiet setting and is incredibly comfortable. Would highly recommend this property if you are staying anywhere in the area.

The staff could not have been more helpful, and we were able to book in early. The Kingswood Guest House had been tastefully refurbished, and we had a beautiful room. First class breakfast, and many restaurants within easy walking distance.

A converted terraced house, It's nice and out of the way, but also within 15 mins of just about anything you'd want to do in Stockton. I didn't see any staff while I was there but there's a number you can call if you need anything. The rooms are onsuite and have a key attached to a lock box, so you don't have to worry about losing it somehow. There is a lounge area as well as a kitchen available for use for guests. The room I stayed in (room 5) had a comfy bed, a tv, wardrobe, side table with lamp, and the onsuite had a decent shower, toiletries were also provided. Overall, it was a very good value for money, and I would definitely stay here again should I ever return to Stockton-on-Tees.

I been locked out 2 times for more then 2 hours in freezing waiting for someone to come and open the door it's not worth to pay money and stay outside and this black African guy treat me very bad he say that I need to tell him if I am going out late night honestly it's give me more stress as I am already homeless

The entire guesthouse was charming and tastefully done. The beds were comfortable. Breakfast was beyond great. Claudio was a wonderful host and took care of our needs. Very happy with this stay.

It was a wonderful stay, really enjoyed it. The bed were very comfortable and the bathroom super clean and modern same for the kitchen. Easy access to the rest of middlebrough even just by walking and Mr Raymond was very attentive to his guest. 10/10 stay really just amazing 👏

perfect location situated on Yarm high Street amongst plenty of pubs and restaurants even though high street noisy at night you couldn’t hear the hustle and bustle very quiet in room we arrived early and the owners were very accommodating they let us leave our luggage in room and gave us our key which was great so we could get on with our day would definitely recommend
