The villa is an exclusive area - just out the tourist-filled Lucerne but close enough to get to places and do everything you want to (20 mins on the 21 bus). I came quite last-minute but they had my room ready. It was large with a good bathroom, very clean and a good bed. Included breakfast was way too much for one person, but better too much than too little. Free parking as well. The single-occupancy price was very good for Switzerland standards which made this perfect for me. I cannot comment on regular pricing.
