Tropica Inn is a really amazing place to stay in Yerevan. It's centrally located, about 5 minutes of walking from The Republic Square, but in the calm street. The amenities are new (they started a few months ago) and well maintained (beds are being made up daily as well as the towels change). The staff is very polite and helpful, everybody from the receptionists to the lady in the kitchen (once I asked them for the earlier breakfast due to the early departure to an excursion outside the city and they answered positively). The breakfast is tasty and with different meals. I warmly recommend this hostel!
