Au coeur de la "Petite Venise" à deux pas du lac et de ses plages, au pied du château. Commerces au pied de l'immeuble (boulangerie, supermarché, nombreux restaurants, traiteur Pauvert réputé dans la ville) notamment la pâtisserie de Philippe Rigollot, champion du monde de pâtisserie et meilleur ouvrier de France, où la confiserie Meyer célèbre pour sa spécialité annecienne les roseaux du lac. Office du tourisme, théâtre, gare et cinéma à 2 minutes à pieds. Casino à proximité, les pieds dans l'eau. Pas besoin de vehicule, tout se fait à pied! Parking gratuit à moins de 5minutes. Dès le printemps, de nombreux festivals et festivités se produisent dans les vieux quartiers, notamment la très réputée fête du lac qui se déroule le premier week-end d'août.
