Where to start? I'll start with Leigh & Mark, the owners, who wait for your arrival at the porch and from the first greetings let you fell completely at home among friends. We arrived early and were given an option to choose between three rooms, the one we selected was spacious and facing the main road, Regency terraces with a bit of a sea view. Everywhere you are surrounded by quirky animals and funky posters, I personally loved them. The room was immaculately clean, the breakfast delicious, with a lot of sweet and savoury options and some homemade pastries. Mark & Leigh's recommendations were indispensable, their warmness and accommodating attitude captivating. I hope to visit this place many more times.

United KingdomThe location was fantastic - easy access to the coastal walk, old town and vibrant habour; easy and very good value parking near by; lots of good places to eat and lots of great art to enjoy all over Folkestone. The B&B hosts were attentive and provided great and generous hospitality.

10to12 Folkestone, is a beautiful Victorian house independently owned and operated by Mark and Leigh Nevill, with our excellent local staff. Since January 2014, we have been the very proud owners of 10to12. We purchased the property in quite a poor condition and have devoted our time and energy restoring this wonderful old building back to it's former glory. Estimated to have been built around 1870, it has been quite a challenge to get this grand old building back on it's feet. Our aim has been to try and achieve the perfect mix of contemporary guest accommodation, whilst still retaining as many original features as we were able, and we are confident we have accomplished that.
A husband and wife team who live and work at 10to12, our emphasis is on personal service to all guests who come and share our home with us.
Folkestone is a vibrant, upcoming town and a wonderful base from which to explore the town itself as well as the Kent Coast and Countryside. 10to12 is situated 100 metres from The Leas in a town centre location. A short stroll takes you to the Creative Quarter where you will find a whole range of independent bohemian shops, galleries and excellent local restaurants. During the summer months why not pop along and discover the attractions of the Harbour Arm. Here you will find a variety of pop up restaurants, bars and live entertainment. We also have two fantastic theatres, plenty of green parkland with the award winning Leas Costal Park not to mention our two beautiful beaches, Sunny Sands and Mermaid Beach. All of this less than an hour's train journey from London!
