Good location, located between St. Mark's Square and Rialto Bridge. 150 steps from the water taxi stop at Rialto. Receptionist, Luca, very helpful. Spoke the best English we had heard during our two weeks in Italy. Gave us a map and suggested activities to maximize our time. Luca, the one man show, also set up and served breakfast the next morning - did a fine job despite our early departure to catch our flight back home. Luca needs to be recognized for his work ethic, cheerful attitude and for the extra effort in making guests feel very welcome.

If you arrive pastes 10pm, there is a late fee and the process can be challenging. The hotel itself is dated.

It is not a hotel!. it is a guest home with minimum facilities. the room was very small. very steep stairs. No lift. nobody to help you carrying your luggage. from afternoon on, there is nobody in reception to answer your questions!!

Very poor location and bad conditions. Very cold rooms and very unhelpful staff. They didn't try to help, and let us to sleep in cold rooms with un working heather with a small child. Avoid this location if you want to have a nice trip. Mold in bathroom very dirty carpet in rooms. Very dark rooms.

Old, smelled, tiny rooms, no elevator, rude receptionist.
Hotel needs major renovations. Room smelled and bedding didn’t look clean. We arrived after check out hours and the receptionist (an Asian woman) gave us a hard time. The hotel had agreed in advance to waive the late check in fee but receptionist wouldn’t let us check in unless fee was paid. I don’t recommend this hotel. Rooms and stairs are tiny, and hotel is on the 3rd level and no elevator. Valentina, the day time receptionist was nice and helpful, that was the only good thing about our stay at this hotel.

We really did love this place but a little disappointed that the single beds were actually folding camp beds! Some milk for tea and coffee in our room would have been nice!
The decor is beautiful....Very Venetian!!!

terrible smell in rooms - chemical toilet air refreshener (?) was heavily spraid all over the furniture, curtans and beds. It was unpossible to breath. Very thin walls letting children hear unapropriate sounds in every detail from the other guests in the hotel.

There are no lifts and steep staircase to carry family luggage 2 storeys was a bit hectic after 20 hrs of flight travel. If you travel lite then perfect.
Location and proximity to Rialto ferry stop. Family Quad room was spacious with kids due to mezzanine floor.
