The guesthouse is within walking distance of quiet a few land marks - Royal Palace, Wat Phnom, Central Markets, Night Markets, Water front and quiet a few bars and restaurants. Service was great and very helpful. They offer a car and or tuk tuk service to the airport for a fee as well as day trips. The room is very basic, it comes with a comfy double bed, air con, fridge (works very well), fan and private basic bathroom. It is nothing fancy but would recommend if you need a place to crash and take some time out.

This guesthouse is a converted old Khmer house and as such it has its quirks like mismatched tiles and doors between rooms and floors. The stairs is narrow with low ceiling. It reminds me of some guesthouses in Amsterdam with very narrow stairs. It's surprisingly quiet as it's situated across from the royal court. The upper floor offers good view. The building faces west but fortunately it is shaded by a big old tree so it's cool most of the time. We like this guesthouse as it is near many restaurants and bars along St 178 and the river front.

One short block from the river was great, no traffic noise. Good wifi. Breakfast downstairs was cheap, the eggs were runny like I like them, the bacon crispy. I will stay there again for sure. Note, there is no lift.

This guesthouse is the loudest I have ever been to. It s maybe only the fifth floor you have to climb high and in the end from 4th to 5th floor there are only stairs like stairs inside a ship. You pass the sleeping crew next to the stairs (at night) and then you have a great view upon the palace and live in some kind of rooftop room. BUT in fifth floor you there is no real thick walls around, so you have the traffic on the one site, on the other site you have one of the biggest loudest 6 floors high bars with extrem bass from evening to 11pm. Some of he crew are living day and night on the rooftop balcony which is the entrance to your room and making party there (before midnight). If you can sleep in a discotheque or in the engine room of a ship you can sleep here too. (in the fifth). Maybe therefor you have to pay at arrival. Also good to know: The sound that seems thar someone is using a hammer on your wall is the water pump of your shower. But at least after midnight you can sleep with good earplugs until early morning. Stupid thing about the toilet is, that there are big wholes in the wall from toilet to bed ( for circulation ) so if you are not alone and need to poo... The young people in that guesthouse are mostly nice (some of them run away if you ask them and hide in the room - but maybe this was just the laundry crew) Seems to me, that this house is more then only a guesthouse, seems to be the only home for lot of the people and children there and maybe the only way to earn a little money? But anyway: wouldn’t come again it s much too loud, but I m not sure if you find anything better ...
There was one woman speaking good English and also helpful when someone picked my money in front of the hotel or inside ( don’t know). Room was cleaned every day, AC worked, big fridge, desk and chair, safe (need a lock). Good view.

Booked and paid for 5 nights in advance. Didnt stay one of the nights as we were out of town visiting. When we returned next day the guy at reception would not give us the key and was acting strange, avoiding conversation and eye contact, pretending to be concentrating on a game on his phone saying the owner would speak with us shortly. Refused point blank to explain why. The owner was dismissive and evasive saying they were cleaning the room (even though it wasnt used). When we eventually got the key the cleaners were just leaving having changed the supposedly unused sheets and towels. There was a beer in the fridge and a strip of condoms in the drawer, none of which were ours. I cant prove it but it would appear to me that the room was sub-let for 'short time' in our absence. You can make your own judgement on that. P.S. While nothing was missing our luggage was in the room during this time. We used a another guesthouse for a subsequent visit to Phnom Penh later that week.

So many stairs Booked a cheap bus drive to seam reap and it was a bit of a nightmare. Being left at more then one hour from the town. A bit loud as room walls are very thin Way overpriced for what you get

The location is very excellent. From our balcony on the 4th floor we actually overlooked a complex connection to the Royal palace, museum and gardens. Sam the manager is the man. He can arrange trips, transport and general questions such local book stores

The stairs, but the staff do help you carry your luggage up and down the stairs. I was lucky and on the first floor. I would stay here again.

The air conditioner really struggled to work...so it was quite hot most of the time.

Sorted out our Vietnam visas, renting a moped, very welcoming - very spacious rooms, comfy bed, clean hot showers, free bottled water everyday, clean towels everyday - good WiFi, wide selection on the tv, English films along with fox sports (able to watch premier league football) which was 👍🏽

The hotel is located in rather loud area, but usually the streets calm down around midnight.

- The only wat up is a narrow set of stairs. There is no lift for customers who can't climb up or to transport luggage. - The only way down is a narrow set of stairs. I wouldn't want to be there in a fire emergency. - Thin sheets, hard beds.
- Location is extremely good - Phnom Penh's sights are closeby, the attractive riverside with its bars and pubs is as well. - The staff can arrange for transportation and travel options - they were quite helpful in carrying suitcases up and down. - The staff helped us out in a cash situation with the restaurant.
