The only way to leave a review is to first make a booking. That's how we know our reviews come from real guests who have stayed at the property.
2
When guests stay at the property, they check out how quiet the room is, how friendly the staff is, and more.
3
After their trip, guests tell us about their stay. We check for naughty words and verify the authenticity of all guest reviews before adding them to our site.

Please be advised that the condition of this rental is misrepresented. As a result, our credit card company is pursuing a refund from Booking.com. Online images show a bright, clean space, with furniture in good condition. In person, the furniture is dilapidated and in some cases filthy. The online photos appear to have been cleaned up (AI or Photoshop perhaps) to make the apartment appear to be in better, newer condition than it is. Based on text messages, we expect Heavenly Stays (the agency Booking.com subcontracted) to deny the facts. For this reason, we took extensive photos of the actual apartment for Booking.com and have provided them to our credit card company, before leaving the room unused and finding a hotel room elsewhere.

The condition of the rental is misrepresented. Real life differed so greatly from the online photos that we initially thought they'd sent us to the wrong address. When they texted us that this was indeed the correct apartment, we were forced to find alternate, last-minute accommodations elsewhere for our stay. It was a stressful, unpleasant situation. (My wife has cancer, and it was not helpful.) The many issues not shown or disclosed on the Booking.com listing are too long to list, but included: A tiny bathroom that's dirty and dilapidated. Damaged, filthy vanity, chipped tile. Holes in the walls where towel bars and a toilet paper holder should be. The fan cover is taped to the wall with masking tape. The windows are covered with ripped plastic wrap, which doesn't appear on Booking.com. The tiny lamp doesn't have a switch: it must be plugged in each time. There's an unsafe jumble of cords on the floor at the base of the bed and a dirty space heater. UPDATE: While we suspected this unscrupulous landlord might put up a fight, we did NOT expect him to concoct a fraudulent, fictional and defamatory story about us! We're a law-abiding, middle-aged couple from outside NY, and WE HAVE PHOTOS TO PROVE EVERY CLAIM. Booking.com should permit them to be uploaded to save other travelers from our experience—and delete the baseless (and crazy) retaliation for our honest review. RESPONSE TO LANDLORD: Look again at your photo of "drug needles." Zoom in. There's a printed name on them: Coloplast SpeediCath. Google it. They're medical catheters used for urinating. My wife is a cancer patient and they're a medical necessity. You or your staff literally confused Kermit-green plastic medical catheters with "drug needles." It's ridiculous. A mistake is understandable, but the outrageous lies are inexcusable. We'll take legal action if you don't correct the false reports about us to OTAs. Bookingcom, fix this.

Gem in idyllic Camden. Peter and Janis were wonderful hosts, providing itinerary suggestions, reservation assistance and delicious breakfast each morning. Our large, comfortable and very clean room had private patio and well thought of details that made for a pleasant stay. Nice easy walk to town through the property’s beautiful gardens. Lovely repeat guests. Would highly recommend!

The location was amazing, being within a few minutes of the beach and close to several good eating options. Small market across the street. The room was clean and comfortable. Great bed. Availability of communal surfboards for folks to use.

The 24-hour receptionist was AWOL when I (and several others, in an unrelated party also checking in) showed up ~ 9 PM. He apologized to us when returning ~ 15 minutes after we (repeatedly) rang the front doorbell. The facility smelled pretty strongly of body funk throughout. Floors could use a deep cleaning. Breakfast was....not good.

The property's location, Duval Street, is the only thing it has going for it. The staff was friendly until we decided not to stay the second night.

We were here for a two-night stay. Ended leaving the following morning due to the room conditions. We walked up to our room, the Coconut King, only to find the door itself did not latch completely. The weather strip had a big gap. You could literally see through to the outdoors. The room itself was cramped and beyond outdated. It smelt damp and closed up. No central air, window unit only that did not produce enough power to cool the room. The ceiling fan was disgusting, thick built-up layers of dust and dirt. The dresser had dirt/hair in it. The bathroom was disgusting. The vanity door was off its hinge, hanging. There was a sign next to the sink on how to use the shower. Hot water on demand. "Turn on the sink water 20 to 40 seconds, until it was warm, then turn on the shower water, while turning off sink water". We couldn't even get warm water out of the sink. For the shower/tub combo, you had to climb up a few tile steps that were slippery. The grout had mold and mildew throughout. The toilet was so close to the wall, even small people had difficulty sitting on it. The continental breakfast was a disappointment. Thawed out Kellogg Eggo's were offered amongst similar items like that. When we went to check out early, the staff, GiGi was polite at first, until we stated why we were leaving. We asked for a refund. Only to be told we would not receive money back, but we would receive a future credit for a night's stay. Why would we want to come back if we are NOT satisfied to begin with? We called, once our travels were over to speak to the GM Steve, who was not in at the time. Staff offered to take our name and number and have him return our call. We have NOT heard from Steve at all. I assume Steve has heard this all too many times and is a coward not to return costumers calls and concerns. BIG DISAPPOINTMENT. We were able to find a new location, The Douglas House. Beautiful property! Staff was amazing there!

Hotel needed updating. Parking is an issue. Parking lot not that close to hotel. When it rains you are walking in it to get the car.
