- “So welcoming and comfortable from the minute you enter. All of the staff were really friendly and helpful. Our room, although on the small side was really comfortable and spotlessly clean. The shower was great and the supplies toiletries were lovely. The bed was comfy, and there was a hanging rail for clothes and a hairdryer. The USB charging points by the bed were useful too. The bar / breakfast room is great, the brewery themed decor was really well done. Speaking of the breakfast, it was on par if not better than some I've had in 4 or 5 star hotels. The scrambled eggs were THE BEST I've seen on a buffet - light and fluffy unlike the tasteless, watery offering you often get! The staff at breakfast are so accommodating and helpful, and extremely on the ball with clearing tables. The location is good, the road at the front is busy but we couldn't hear anything from our room. The train station and city centre are a 10-15 minute walk away, I'm sure there are buses but we didn't bother. We had travelled by train and arrived hours before check in time and asked to pop our bags in their secure luggage room, but to our surprise were told our room was ready so we were able to freshen up before heading off to explore. We've stayed in York multiple times over the last 8 years, at least once a year and this is by far my favourite place that we have stayed in. I have paid much more to stay in far inferior hotels! (But please don't put the prices up, we want to come back ;-))”

  Location was good, food was average, meeting other guests was a bonus. Property was cold with no heat source. Difficult to sleep as bed squeaked on one side. Way over priced for the experience.

  Room had an odor, room is smaller than it appeared on line, way overpriced for quality of B & B. Could not have breakfast in room on our deck although we brought our wine and cheese & crackers to our room in the evening. Owner hovered over guests at breakfast and it was difficult to plan our day.

  Close to the piere. Walking distant to the piere! Private back yard area. Had potential but has definitely been used and worn out with no upkeep.

  When we booked we requested at 2pm check in (earliest available) so that my kids could have time in the pool. They wouldn't let us check in until 4 pm. By 4pm the sun had cooled off and it was too cold for my kids to use the pool. the cover had been left off the hot tub so that was cold and dirty. These 2 amenities WAS THE REASON WE BOOKED HERE. The kid's upstairs loft mattresses were not made, there was still food wraper trash around the mattress pads from previous guests. The mattress pads were cheap paper thin crib mattresses, my kids were extremely uncomfortable and we all got very little to no rest! We even questioned if our bedding had been cleaned since it was stained and there was a change of bedding left in the room. The window blinds were all broken from previous tenants peeking out (low privacy) and the upstairs loft window had no window curtain/blind. The sun woke everyone up at the crack of dawn. Thats a hell of a way to wake up on vacation- with the sun beaming in your face! The wifi was so slow we couldn't even stream any shows to watch. Would not recommend or return to this property. There is also a grill and firepit on property that was not disclosed so we came unprepared for that. The place has great potential with a private fenced off "yard" but lacks the actual cleanliness, quality and comfort. Also the umbrellas by the pool were all broken and falling over/un useable. Cleaning, window treatments, no wifi, this property is clearly reaping the income and not putting money into upkeep.

  When we arrived at the hotel on Aug 27, the room had not been vacuumed and the bathroom was not clean. We complained and our room was changed to a higher floor. The lighting in the room is poor. In the elevator the lighting is a disaster as we couldn't see the floor numbers and saw many guests struggling to find their floor number on the panel. There were no slippers in the room. You need to have a kettle, coffee and tea bags in the rooms. Also the tap water was hard to drink as it smelled like chlorine. Rooms

  The ac in the room was horrible like so bad they had to give us a fan that didn’t even help. You can’t charge almost 600$ a night and the air in the bedroom was like that also throughout the hotel the air was terrible. Very upsetting only good thing was it was hot outside so it didn’t make it even worse than it could of been
