The house was beautiful — modern, clean, spacious, and exactly as described. It easily fit our group of 12 adults and was clearly well maintained. The location was ideal. It was peaceful and quiet, just outside the crowded parts of Ocean City but close enough to everything. The views of the bay, especially at sunset, were stunning. The community amenities were a great bonus — clean, accessible, and added real value to the stay. We booked the home months in advance for a required clinical conference for our doctoral nurse anesthesia program. Based on photos, location, and price, this seemed like the best option. If we were rating the property alone, it would be an easy 10/10.

LINENS AND TOWELS ARE NOT INCLUDED. No bed sheets, pillowcases, or towels of any kind are provided. We found this out only one week before arrival, via a casual text from the owner: “Friendly reminder, if you need bed linens or towels, please email [this person] to set up the service, the cost is about $200.” Our options were to bring our own (not realistic for 12 adults attending a conference) or pay a third-party vendor to provide them. Our cost was $279 for sheets on each bed and one towel per adult. When I raised concerns, the owner passed me off to the management company, Evolve. Their response was dismissive and unhelpful — no acknowledgment of the issue, no apology, and no effort to resolve anything. They insisted the linen policy was “clearly stated” in the listing and referenced a detailed paragraph. That paragraph does not exist. When I asked for a screenshot as proof, they ignored me. I followed up multiple times and received no response. Customer service said they couldn’t help since the phrase “towels/linens not provided” appeared at the bottom of the listing. But they confirmed there was no paragraph, no pricing, no explanation, and no other details. That’s not transparency — it’s a deliberate lack of clarity used to avoid accountability. I booked this property because it was the least expensive of the options I was considering. After the unexpected $279 fee, it became more expensive than the other listings I had passed over. If the listing had been clear about what wasn’t included, I never would have booked it. I’ve seen other listings in the same area that also don’t include linens — but they clearly state that multiple times in bold, capitalized text. This one didn’t. That difference matters. The property itself is lovely, but the experience was not. I would not stay here again, and I would not recommend it to anyone.

The rooms were dirty. Torn shower curtain, dirty bedding and pillows, not stocked for 2 people, towels etc. tv remote only turned on and volume adjustment. My sisters room was just as dirty and her tv didn’t even work. I had to take a shower and I even wore my slides in the shower because I never stayed in a Super 8 that was so dirty.

Bed we super hard very uncomfortable to sleep in. Cracks in the ceiling in the shower. Water pressure in shower poor. Rooms are hot all during the day and only cools off around 6am. Tv volume is extremely low no point in even turning it on. Pillows need to be replaced.
