Good selection of basic breakfast items, and they'll cook your eggs if you like them specially prepared. I also requested 1st floor room and was assigned one nearest to office and breakfast area. We also were impressed with the landscaping and upkeep of grounds as well as interior pool area having beautifuly greenery as well as floral plantings.
The facility is an older one and has been updated periodically. Also grounds and indoor pool area was beautifully landscaped. The room was very clean and fully equipped but the bathroom did need some upgrading.

Everything. Food was horrible. They just had eggs and biscuits and gravy which was awful. The night staff was rude, and had zero bedside manner. The rooms themselves were FILTHY!

Front desk who checked me in (late evening) told me breakfast was till 11 but she was wrong, as I learned when I went down to eat at 10:40 on my first morning. Second day, it was good.

The long hallways and one elevator. Our ceiling in our room looked molded in a certain area. Also, some of the housekeeping staff were rude.

walls are extremely thin, I could hear actual conversations in the next room and in the hallway (not muffled voices, actual words). At 6:05am, the alarm in the next room went off, exclaiming “Aubrey, wake up, it’s 6:05!”, and repeated this until 6:11 when she finally hit snooze. 😩

The bathroom was disgusting. The shower/tub was all scratched up and the paint was severely chipped. The shower curtain had black mold growing on the bottom of it. The tub was very slow to drain and you ended with water up to your ankles after a very short period. The carpet was freyed in the entry. The alarm clock was from the 80's. The chair in the room was dirty. The curtains were broke and the AC took for ever to cool the room down. The breakfast was very poor, the toasters barely worked and the coffee was black water. The elevator floors were very dirty and the indoor pool was ice cold

“So welcoming and comfortable from the minute you enter. All of the staff were really friendly and helpful. Our room, although on the small side was really comfortable and spotlessly clean. The shower was great and the supplies toiletries were lovely. The bed was comfy, and there was a hanging rail for clothes and a hairdryer. The USB charging points by the bed were useful too. The bar / breakfast room is great, the brewery themed decor was really well done. Speaking of the breakfast, it was on par if not better than some I've had in 4 or 5 star hotels. The scrambled eggs were THE BEST I've seen on a buffet - light and fluffy unlike the tasteless, watery offering you often get! The staff at breakfast are so accommodating and helpful, and extremely on the ball with clearing tables. The location is good, the road at the front is busy but we couldn't hear anything from our room. The train station and city centre are a 10-15 minute walk away, I'm sure there are buses but we didn't bother. We had travelled by train and arrived hours before check in time and asked to pop our bags in their secure luggage room, but to our surprise were told our room was ready so we were able to freshen up before heading off to explore. We've stayed in York multiple times over the last 8 years, at least once a year and this is by far my favourite place that we have stayed in. I have paid much more to stay in far inferior hotels! (But please don't put the prices up, we want to come back ;-))”

“This is one of our favorite B&Bs of all time. The communication with Carla was outstanding and she is very friendly and helpful upon arrival. Inside, the space is immaculate and spacious. The bed is one of the more comfortable we've ever had, and the innovative breakfast delivery system is very convenient. The breakfast is plentiful, varied, and delicious. The outdoor space allocated to the B&B is manicured with fruit trees and a nice seating area. Parking is right by the entrance. Very conveniently located for our needs connecting with local family. Just a perfect place to stay.”

“I really enjoyed my stay. The cottages are new, it's clear they were built recently. They are within walking distance of the hotel. The rooms and bathrooms are spacious, the plumbing is high-quality, and the beds are comfortable. It's also very nice that there are automatic blinds on the windows, so you can sleep in complete darkness in the morning. Additionally, each cottage has a shared kitchen.”
