The only issue with this is that the reception is located about 50m away from the main entrance of the resort and dragging the bags there was a bit problematic since the floor leading to the reception is uneven (design-wise). One main downside of the property is that the Central AC units in the villa were running a bit uneven - some rooms were quite cool and others were uncomfortably warm.

the place is great and very spacious, and the people/staff are amicable and helpful. The pool is conveniently located in the middle of the property and makes it accessible for all units in the compound. The lifeguard was always present, allowing us to feel comfortable leaving the kids unattended.

Though breakfast was amazing you cant have anything valuable or even eatable in hotel's restaurant. There is nothing there and even if they cookm something it wont be eatable at all (either too much salt, or spicy as hell).

These villas boutique hotel is perfect for family visit to Dubai. Very nice location, affordable (more than) price, amazing houses. We would definitely return and stay there. Pool in the backyard is a huge advantage when you are traveling with kids. And breakfast was amazing, rich and enormous. Highly recommended!

With ten family members with varying demands, this was the most comfortable villa visit I have ever had. The staff was all very good and provided flawless service from start to finish. The kitchen, bedrooms, and kids' play area were all fully equipped and perfectly suited for our needs. Skander, the front desk manager, was incredibly kind and helpful, plus It was a nice touch to find fruit baskets. Overall really good service.

The sliding doors in each room weren’t air tight meaning you could hear all the outside noise.

The location is excellent, close to the Mall of Emirates and grocery stores, recommendable for family gatherings. It's a quiet place to stay, and you'll feel like you're not in Dubai. They provide complimentary fruits, spacious rooms with bathrooms, and a large living room. The kitchen amenities are outstanding, allowing you to cook as much as you want. They offer free parking for up to 2 cars. if you have more, there is paid Dubai parking nearby. The Kabayan receptionists are very accommodating and friendly.

the property could do with some minor maintenance but everything worked and when one TV box didn’t, the staff changed it immediately. The one thing missing was a nespresso machine (so I brought my own!).

very good location, central for Dubai and everything was within a 25min drive. Villa was really spacious (every bedroom has its own full bathroom, which was essential with three teenage girls!). We were so busy we only used the pool and restaurant services once but both were great, staff very helpful every time we needed something, so would use more often if we stayed again.

The facility is old. The shower drain was constantly clogged. The layout is kind of weird, and the front desk didn't really help with the taxis when needed. The breakfast was terrible! I mean really bad! did not meet my expectations at all. They should just not offer breakfast in my opinion. They also have a weird housekeeping rule: they will only come when asked and will not even provide clean towels until asked for.

The location was great and just a 5 min walk from Mall of Emirates. Many bus stops and some great Shawarma places down the road. Great parking with a garage. Good for long stays.

This complex requires the owners to inject a large amount of cash and to update the villas and the surrounding courtyard. Clearly this has not been done for a good number of years. The villa was extremely outdated, requiring a lick of paint – there was a hand print on the ceiling in the front room. The bathrooms need regrouting in places. The drains in the showers and the kitchen downstairs need addressing as drainage is slow. Some shades around the pool need replacing as ripped. Shade over the pool also required. The playground area needs replacing as it is old and tired. I would not return, as the cost is too high for what you are getting.

Excellent Manager on site, very professional, polite and friendly. A real credit to the owners. Check in was smooth and the Manager allowed us to unpack our car and the children, settle into the villa before completing all the needed check in paperwork and provide ID etc. This was really appreciated after a 6 hour car journey and “staving” children. The location is ideal for accessing the shopping mall and various surrounding local attractions including accessing the Palm. Parking is fabulous, 2 cars can easily fit in the garage and you can easily unload the car into the villa. The pool is a good size and the children’s section is ideal for young ones, though shade required.
