The cottages could have been better sign posted as it was a little difficult to find.

The cottage was 30 seconds from the beautiful lake shore. The Wi-Fi was excellent. The cottage was equipped with everything we needed. The staff could not have been more helpful. It house was beautifully warm.

It was a great place to stay near the airport. The staff was very helpful and talked to the taxi driver to help with directions. Breakfast was ready before we had to leave even though it was very early. Thank you very much

The hotel rooms are on the 3rd floor without elevator

Accommodation is adequate . We got an apartment with a large bedroom and sitting room with all amenities. Breakfast was included- there s a nice garden next to where breakfast is served

The rooms are on the third floor but there is no elevator.. I didn't want to take my heavy bag upstairs so the manager offered to leave it in his office. Everything was ok

The hotel is lokated not far from the airport so I was pleased to get there quickly at night. The staff is very friendly and helpful regarding info about the city, taxi, money exchange. Breakfast is substantial, I didn't feel hungry till the late afternoon, though it was standard breakfast of eggs, sausages, cheese, bread and butter, seasonal vegetables

There's just one issue for some ppl.. the place is located far, far from center of the city, so if you want to see the gorgeous Cascade or go to fine dining, you'll need to take taxi for this. But for us, personally.. We knew where we were headed to.. to place where the real experience of the city begins to us. Locals far from center are so, so curious about you and so, so friendly to outsiders. We had a lot of good connections for that little period of time.

Well, for starters.. It's a very quiet and peaceful place, located not so far from the airport. The owner & his employees are respectful at any way and they are willing to help all the time! And service of stuff is very very personal.. just be open about yourself to them and you will be surprised how much will it improves your experience!

This "hotel" requires A LOT of stairs to navigate, which is noteworthy when you have luggage. It's also not clearly sign-posted, which led to my climbing up and down those stairs trying to find reception. When I mentioned that to the owner, he just shrugged and remarked it's a small hotel. Also, there's no restaurant even though that's part of the name.

If you're looking for a retro, Soviet-era experience -- complete with austere rooms and a yelling proprietor -- then this is the experience for you. If you're looking for the green haven in pictures, it doesn't exist.

Excellent hotel, with a very nice owner, Gevorg. He was very helpful, always around, and gave the bet service. Room (deluxe) was very comfortable, clean, with everything that you need, and a beautiful view over the mountain of Ararat from the window. Breakfast was really great: always fresh, different every day, and so much food that would be enough for full day. If you want, Gevorg would cook for you very good food any time for a very affordable price. There is transfer from/to the airport if you need, with an affordable price. Hotel has a very nice court, with a pool and resting area. Staying to this hotel is an enjoyable experience, feeling more like home. Thank you for a wonderful stay, Gevorg! We'll come back to stay at your hotel every time we come to Yerevan.

Only cash payments in AMD. The strong smell of paint in the hallway and rooms. The towel is like a floor rag in terms of cleanliness. Happily, we don't need to sleep there, only put our stuff for half a day.

They told the lies about the room available after paid at reception, brought me to the storesroom and said they only can gave me to sleep on the couch. There is no toilet. We've booked the deluxe room. It's a bumbum hotel. Reception were paid to be deceitful after argurments was locked the door and kept me inside and manaced to hurt me. I wish police could do anything but not in Armenia....very poor juctice in the country.

When we arrived hotel owner said that he gave our rooms to other clients. Than we must sleep on small sofas in the warehouse. Thre were no showers, dirty wc in the outside, but we needed to pay same amount for the hotel. Don't recomend.

There is a busy road next to the hotel, very noisy because of it. But it is easy and not expensive to go to the city center. The hotel needs renovation.

Nothing really. It was perfect. The neighborhood was rather rundown but hey that's life.

A historic and antique feel about this hotel which nevertheless had modern facilities like WiFi and air conditioning. Perfect location for me given its proximity to Zvarnots International Airport (I was only in Yerevan for a few hours on my way to Georgia). Perfect hosts Gebor and his wife looked after me wonderfully. Excellent traditional Armenian breakfast was included. Great view of Mount Ararat from my window.

you will have to climb 60 steep stairs with your luggage to reach the room. No restaurant or grocery in walkable distance.

Really nothing. I was happy with everything there.

It is an excellent place. The hosts helped me with everything I need from the very day I was there. The room was nice, newly renovated it had everything I needed including a table which I needed to work remotely from the room.
