We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):

When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.

AustraliaThe advertised carpark is inaccessible due to no security fob. Was not told this until I had already arrived. The room had not been cleaned (used bedding / towels and very dirty bathroom) when we arrived at 4:30 pm (after check in time). I entered to discover this myself and had to chase manager to sort out cleaning prior to using the room. This meant we were unable to check in until much later. Rough furniture, didn’t appear well looked after.
Location was convenient for my stay.

AustraliaThe apartment was quite dirty when we arrived with no products to clean. It had not enough towels for all of us or cutleries, no spare tp, no kitchen towels or enough dish soap and detergent to clean. When asked, the property manager sent someone with some of the missing items, who showed up later at night. The property really need a deep cleaning, carpet, furnitures and windows were stained and dirty. The vacuum cleaner was filled with old dust so we could not even vacuum the carpet to keep it a bit cleaner. Not a pleasant stay. Too bad, because the apartment would be nice and with a lot of potential for a very nice holiday. Additionally, it took them 2 weeks to return the deposit. The cc fees you pay with the deposit are not refunded so that add to the overall cost of the property.
The apartment is conveniently located in the city and close to main public transports.

United KingdomOverall apartment just about passable but desperately needs a new carpet which was awful and generally a bit of TLC. However absolutely disgusted with agent who has refused to pay back our deposit stating the bedding and towels had to be disposed of due to being covered in some sort of substance which is absolutely absurd! They also sent photos of marks on walls and screws in bedroom which were present when we arrived. I was very apprehensive about staying here due to previous negative comments and extremely disappointed to find out the 9.3 rating when I booked was a fake assessment- not sure how Booking.com could endorse this. I am in the process of reporting these issues to Booking.com

AustraliaBased on my experience, the owner acts like a crook. It took me about 6 repeated attempts to get the owner to return the security deposit despite also applying pressure through Booking.com. I cannot be certain but I firmly believe that the security deposit would not have been returned at all if I hadn't chased so hard. (What's more, I've never had to pay a security deposit like this before for any stay - plus a credit card fee on top of that which wasn't returned). The steep stairs inside the property are a death trap. There was only one knife in the cutlery drawer of the property. The carpets in the corridor were disgustingly-dirty. No attempt was made by the owner to help with luggage storage for an early arrival despite the service being offered by the apartment complex. The clock on the wall did not work. WiFi was very weak. The beds were low and uncomfortable. The small gym and pool were good but I definitely would never stay there again.

AustraliaWe've stayed in many places in Melbourne.. this was a challenge in comparison ... but good location... Steep stair case. Tho.... no solid doors between two bedrooms... a see through glass door to the main bedroom.. no privacy... no door on the other room... and rooms were only meters apart... there was good communication re our flight delays. .. but our flights were delayed a few times, so didnt arrive til late... , and then we got sent to the wrong location to pick up keys.. cost 60 plus dollars in ubers to then not even have a key to get in.. (got fixed eventually .. but took another 60 minutes of our night and money!!!) luminous employee was brilliant (the apartment building that we were booked in but not who we booked through.. which was booking.com) were very helpful).. when we finally got key, it was not clear what room we were in.. could barely see room number.. and no tower number .. employee worked it out thankfully. . (the building has two towers/areas).. got sorted eventually... so communication happened, which was helpful... so was a bit of an ordeal... recommend location. And the apartment was neat enough for us . that's about it... nice enough if physically able (stairs!!) . big security deposit for what was...

New ZealandAlmost everything. First of all, practically non existent communication before arrival. We started to get very concerned when entering the address to be told at the reception desk that it is not one of their bookings. (Having pre-paid as requested and also FOOLISHLY paid the security deposit - but more on that later). After finally making contact with the property manager and receiving instructions on how to get into the apartment. We were so very disappointed with the cleanliness (or lack of) in this place. It would have to be the most unclean place we have ever stayed in a booking.com facility, and we have stayed in lots. We actually moved out of the accommodation and stayed at another place after a couple of days because it was so awful here. The biggest issue has been trying to get the security deposit back, considering we left it in a better state than we found it. I started off with excuses of, it takes 7 working days to get it back. Now it's been almost twice that and communication has stopped, no response to my messages through the app and no phone response either, just no answer. MY ADVICE IS, DO NOT BOOK THIS ACCOMMODATION. It does not live up to any other booking.com place we have ever stayed in. I have asked booking.com if the listing can be removed but it doesn't appear to be straight forward.

AustraliaMajor communication problems, suss non-existent reviews, proceed with caution! I booked a 1 night, mid week stay at this property, using the "12 external reviews" that rated the property a ‘wonderful’ 9.2. After booking, upon looking into the reviews they are not able to be viewed on Bookings. I followed this up with the host, who was near impossible to get into contact with for weeks, when they finally responded they told me they would send the external link multiple times, which never happened. The host then demanded for security deposit which I was not comfortable paying having not yet seen the reviews, thinking the property was fraudulent. After requesting me to fill out check in information, the host then contacted me on my personal mobile (not through Bookings platform)- I expressed my concerns and offered to pay the deposit once I had seen the reviews OR at check in (when I saw that the property actually existed) to which their response was again, that they would send the link to the reviews, which never happened and to my surprise the host would later eventually admit the “12 external reviews of 9.2” did not exist. The host never sent me any check-in instructions. I proceeded to cancel the booking due to concerns I would not have a place to stay upon arrival. The host was unresponsive to Bookings cancellation fee waiver request, I had to contact them myself multiple times to respond to the request. The host has now refused to refund me and is unresponsive, to the point they have blocked my phone number. We are now out of pocket for both this booking as well as the additional one we had to organize due to our concerns. The communication with this listing is terrible, they will only contact you when they require something from you (deposit). I was in contact with Bookings throughout this process and I raised the fake reviews with them and they said there is nothing they can do- I can see they are still there. Proceed with extreme caution!
