    Not keen on brown bath and broken tiles but it was clean and they are renovating would not put me off staying again .

    Very basic but clean and very central ,friendliness very good .

    So amazing! We loved this Hotel! Very Good straff! So Friendly and helpful! The breakfast was excellent For the price. Yves is very funny and helped us with everyrhing!

    The room was on the 3rd floor and there is no elevator, but the staff offered to help us. The bed is not that big/long, but comfortable.

    The location is perfect, 5/10 mins to the train station, beach and restaurants. The room size was ok for a short stay. The room had a/c. The bathroom was clean. The staff is really friendly and helpful. We stayed in other 3 hotels during our vacation on the French Riviera and we can say Yves is the best owner we met (he suggested perfect restaurants in both Juan les Pins and Antibes; he kept our luggage for half a day after check out; he left me use his personal computer since I had a problem with my mobile). We didn't have breakfast in the hotel.

    Please, ask for a quiet room facing the patio, not the street. In the night street-side rooms can be very noisy because of cars passing by.

    We stayed for 5 nights in September and it was an excellent value. The hotel is family-ran so that you feel very safe, and owners are very friendly and attentive, communicating both in some English and French. Yves and his wife were very helpful with all our requests and inquiries (e.g. beach towels, beaches, restaurants, etc). The hotel is extremely well located. There are very nice bakeries, grocery and fish stores, restaurants and cafes around. Airport express bus stop and train station are 5 min walk, as well as the waterfront. Please, ask for a quiet room facing the patio, not the street. In the night street-side rooms can be very noisy because of cars passing by. Hotel rooms are very clean with good firm beds. Each room is equipped with a safe and air conditioner, have enough free plugs to keep 2-4 devices charged during the night. There are no water boilers or coffee machines, and no fridges inside. Rooms are cleaned daily. Wi-fi works best at the reception area. There are a few plug sockets there as well, so its easy to keep your devices charged while browsing. Breakfast (extra charge) was freshly baked croissants and bread, jams, and butter, brewed coffee or tea and freshly cooked eggs. Still, if you are more of a meat-eater, you can decide to explore the cafes nearby. It was a very nice stay. I will definitely recommend staying here, and if I were to visit this area again I would certainly chose this hotel.

    Breakfast cost 8 euros but doesnt worth it (better buy your croissaant from the door to door backery). No elevator, but the staff helped us in carrying the bag.

    The location is great and the staff is helpfull (we could leave our bags over to spend our day at thw beach)

    Superb location just 30 metres from Nice Airport bustops and very close to the station and seafront. Excellent value for money. The owners Monsieur & Madam Verot were very kind hosts. Just right for a short stay.

    In the mornings, noises from the street (traffic and garbage collection, I guess) was a bit disturbing. It would have been nicer if tissue papers were available in the room. (There was toilet papers in the bath room, though.) The hotel had no lift.

    The hotel was very close to the bus stop from the Nice airport (Shuttle bus line 250). Train station as well. A nice bakery was just next door and a supermarket around the corner. 5min walk to the beach side. The room was spacious and clean. There was a bathtub as well. The owner and the staffs were english-speaking and very friendly and supportive.

    Great and very helpful owner. Great location. Great value for money. Definitely recommend this hotel for a stay in Juan les Pines. However one must keep in mind it is a two star hotel - a very good one though!

    No lift unfortunately - difficult getting suitcases up to the 3rd floor! Double bed was hard and not that comfortable (but better than being too soft and squashy!), and the room itself was small and quite cramped. No fridge, which would have been much appreciated!

    The staff were fantastic - went above and beyond with directions and info and were very friendly and welcoming. The location was perfect being so near to the beachfront, and the price was great, especially on short notice. The room itself was very clean and perfectly functional, with effective air conditioning and free wifi, both essentials for us! We could also park at the hotel which was a great help. Overall we enjoyed the stay - it absolutely served our purpose and would recommend for others on a budget.

    Very friendly and helpful staff, always giving useful advices (good places to eat and shop at reasonable prices for example) and they even gave us a free umbrella and beach mats :-) . Very good price for a hotel located 200m from the beach (given the fact that it is Cote d'Azur in peak season), cheap private parking and good breakfast.

    Be aware that there is no lift in the building. It would be very appreciated to have a small fridge in the room, especially during the hot summer season.

    The Hotel and rooms are exactly as you see it on the pictures - very basic, some furniture old, but maintained very well and very very clean. The position is excellent - in walking distance to the beach, downtown and all the attractions, but at the same time a bit apart, so you can feel the real atmosphere of a small French town. Near by there are parking places - both free and on payment. The owners are adorable, very welcoming and hospitable, always at disposal and at ease to pamper their guests without being intrusive.

    The room was very clean with a decent sized window and lots of natural light, air con working perfectly. Staff were very friendly.....value for money and basic but perfect for what we wanted, close to beach restaurants and shops. Great location. Would definitely stay here again
