    Nothing not to like

    Excellent location for the sights and very close to Sam Samuele boat station, staff very helpful, room very clean. Great value for money and immediate vicinity very quiet but a lovely square nearby that gets busy but not too busy

    You do share a bathroom but it wasn’t a problem.

    Good location. Excellent instructions from property about taking water bus to the hotel from the airport. Very smooth process. Easiest transition from an airport to a hotel in a long time. When I left a few days later, short walk from hotel to water taxi to the train station.

    The apartment is in a quiet area, close to the vaporetto, to La Fenice, and Piazza San Marco. The staff is very helpful and willing to give advice. The place is secure, clean, and quiet. Highly recommendable.

    No air-conditioner (and we visitited Venice during the heatwave), but we survived! And mosquitoes during nighttime!

    Cosy apartment with a piano at the living room - what else can you expect! The location is great - everything is nearby and San Samuele station at 200m! The price and quality are very well balanced.

    Our room was very small and very basic, with a close view onto a wall and the neighbour's window.

    Central, yet in a quiet street. Easy access from Marco Polo airport by boat.

    The rooms are definitely not quiet - due to the construction of the building, one can hear lots of noises from other flats and rooms. There are also no mosquito nets in the windows, and I think they could be very useful given that the rooms had no AC either, making us choose between having an open window and getting bitten by annoying insects.

    The location is excellent - the hotel is located near a quiet street just a few minutes away from Piazza San Marco. The staff was also very good. Before our arrival, we have received lots of useful info about Venice and local transportation from them. They were also happy to answer all the questions and help with both self check in and very early check out. They also immediatelly fixed the problem with a loose part in our bed after we noticed it. The room itself was clean and had all the appliances mentioned in the offer - no surprises here. The bathroom was also well maintained and very spacious.

    Bathrooms a little unloved. Almost impossible to not have either a freezing or boiling shower. No a/c was also tough in the middle of summer, but the breeze through the big windows was a great alternative. However, with no bug nets, you get eaten alive. Just needs a bit of love and attention.

    Incredible location. Beautiful old building.

    1. Without AC, although there’s fan, it’s still hot that I couldn’t sleep at night 2. The room it self is super clear, however, if you don’t close window at night, there’ll be some bugs fly into the room ( but it’s difficult to close the window as it’s hot in summer)

    1. Close to San Marco square with 10mins walk and water bus station with 3 minutes walk 2. With a pretty balcony 3. The staffs are nice and helpful, providing some traveling routes

    It was the middle of the heatwave in Italy (35 in the day, 28 at night) and no aircon in the room. I knew that in advance, so no false advertising from the owners but it still affected my comfort. There was a great electric fan, which helped me survive but it wasn't enough for me (and i'm English, we're not addicted to aircon like Americans!). Expensive for what it is, but i think this is more a matter of getting used to "venice prices". Compared to say Tuscany or Lake Garda it was almost double the price. I would have happily paid 20% more for aircon.

    Clean, great location, helpful owner who communicated in advance and during our stay via whatsapp. They separated the beds in the apartment for my nieces... and we saw a humming bird in the flowerbox on our balcony! Clean rooms which were properly cleaned every day too. The hotel, like many properties in venice, is an ancient old building. Despite that, the bathroom and bedroom looked recently refurbished and bright. Location is 2 min walk from San Samuele dock from where you can get the main Vaporetto (line 2) from the station or else book an early water taxi to the airport (which we did too). Sujan offered to help arrange the taxi. Location is also great for Le Cafe for breakfasts, and for quick walks either over to San Polo (better value eating in my opinion) or to St Mark's square for the main tourist action. Great little USB gadget provided which, given the million different Italian plug sockets you can get in these old buildings, meant that we had no problem keeping all our devices charged. Wifi was good quality too.

    Room was very small, no TV, problem with a sink which was fixed but at the end was still not working properly. Wardrobe was missing, no air conditioning, just a little fan - for this kind of price (which was high but maybe that are the prices in Venice) they should improve some things.

    Location super, very close everywhere. Very nice staff, everybody very polite, place very clean.

    No aircon was very difficult. It makes sleep pretty hard in summer but this is something I didn’t look out for when booking. I would book somewhere with aircon next time!

    We had a lovely stay here, staff were great and very helpful. The room was nice and clean. Nice big shower! In a great location - close to some lovely restaurants and shops! Would recommend!

    Although the "balcony" is stunning it is very Veniatian i. e super small, so don't think you can have romantic coffee on the balcony :). No cupboard just few hangers, so for two/3 days is ok. Would be great to have aircon as nights get really hot but the fan at night did help.

    It was first time in Venice for us so we wanted to experience all touristy places as well as hidden beaty of Venice - the San Marco was perfect for that. Very easy to get to from the airport (orange line water bus) or train station (even closer as water bus line 1 stops about 200m from the hotel) Very good location in a very quiet area with lots of small hidden restaurants and art shops, but very close (within 3 min walk) to the larger squares and 10 min walk to San Marco. Academia even closer. Small and v efficient grocery shop just few steps away. Good filter coffee available all the times and fridge to share with guests outside the room (which is nice because it does not make booying sounds through the night). Great value for money! We have enjoyed our stay so much and walked so much that we lost a day and checked out too late causing some problems for our host for which we are sorry, but it is a testimony to how great our stay was.

    the bathroom needed a little fixing up, but was very clean so we didn’t mind so much.

    very clean and in a great location. the staff were very pleasant and helpful. the room decor was charming Italian, and the little balcony window was beautiful, just what we wanted.
