Nice simple place with all you need (shower gel / shampoo not provided though), located just next to a bus stop with busses to center every 5-minutes. Staff / owner very welcoming and forthcoming.

The shower was freezing cold or boiling hot. Nothing in between. The internet was there but rather weak

The owner/staff were really friendly. The decor was immaculate. Everything was spotlessly clean. There was plenty of info about Edinburgh : what to see and do. The bed was comfy. Adequate facilities in the bedroom. Very good continental breakfast. Walkable from the town centre Very close to Holyrood I ark which is definitely worth a visit!

Room was a touch on the cramped side, but that's owing to them having an ensuite but that's a very minor gripe but nothing to put me off going again. To stop the shower you had to get out of the shower and reach outside of the bathroom to turn the switch off. Again minor in the grand scheme of things!

Everything was good. Location is great, right next to a bus stop and easy to walk into the centre. Breakfast was good. The shower in the room was great. The proprietors were lovely. Plenty of useful tourist information in the lobby. I'd highly recommend staying!

The hot water button for the shower was stuck on so the switch outside had to be used to turn it on/off - staff now aware of this so will likely be fixed. Room is a little tight for space with funny shelves in the way around the bed. Towels were not absorbent.

The rooms are warm and it would be good if there was a fan in the room. There is a backyard but it would be good if there were some tables outside during the summer months. Disappointed as we paid for a triple room and when we arrived we were told that the room was for two people. One single and one double bed. We were charged an additional amount for another person.

Great location. Nice walk into the old town. Some nice parks close by and good restaurants. Also on the bus route. Basic breakfast in the morning. Cereal, yoghurt, toast, tea and coffee.

The room was a bit stuffy, and the window only opened a little for safety reasons. I wasn’t comfortable leaving it open overnight so with me and my partner in there in the spring heat it got quite stuffy. A fan would help, even just a little one that lives in the closet most of the year.

Awesome location, short jaunt into the city. The staff were lovely and there was a really cute neighbourhood cat. The bathroom was small but was well designed so you didn’t feel crushed in it.

Although there are 2 parking spaces directly outside the building, it is a bit of a tight squeeze. OK if you have a small car or are accustomed to parking in a limited space.

It was well located, within walking distance of the city centre, and on one of the main routes into the city so, easy to find.

no info online that breakfast is so late - very small flexibility with time of breakfast and staff not helping with that. Staff giving false information about distance to main points of the city from property (egg that the distance to the castle is 15 minutes walk when googlemaps showin 30 minmutes if you are able to found short cut.)

The staff were so lovely! The room was relatively basic & the mattress was of average-quality, but slept well nonetheless. For the price, the room met my expectations, parking was available, & the location was relatively close (within approx 20 mins walking distance) to the old town.

There was a little mould in our bathroom. Even though our room was nice and comfortable, the space was very limited.

The staff was very friendly. It was good to have parking spot for free. The breakfast was ok. Our room was nice and comfortable. The nights in the area are quite.

Breakfast time was only 8am - 9am so a little limited, so felt it could have been a bit longer, maybe until 9.30am. Also, we were only served a small pot of coffee between two of us, so felt like a bit more coffee would have been nice. The teapot for one was huge.

Great location for fringe festival. Easy to walk into city centre and good transport links to town. Large room with comfortable beds. Bathroom very small but good shower and clean. Staff polite, helpful and friendly. We were allowed to leave our luggage there all day after checking out in the morning which was a big help as we wanted to walk around town on our last day.

Lovely guest house with all you need even though the bedroom we had was quite small. Really well located, it just takes 10-15 minutes by bus to get to the center of the town. Nice breakfast and the owners were awesome, helping us out with our trip when we needed it.
