    Room 301 stank of cigarettes. I’d have to leave the window open to try and remove the smell. Was woken up one morning by the smell of cigarette. I expect smell came from the very small courtyard below my window (as it faced the wall). The carpet needs replacing and I could hear the whole conversation of the guests in the room next to me. You have to pay £2.97 to use their online check-in system (really!?) and you’re given a list of instructions as to how to access the property and your room- there is no check-in desk (contact is via WhatsApp). The instructions come with their information as how to to book the nearest (20 minute walk away) car park with a charge of £15. I messaged them twice with a request for more information and never heard back. It turns out it only costs £10.10 to park for the max daily parking period at the same car park (Norton).

    Location. Comfortable bed. Clean and modern bathroom.

    Can hear people In other rooms loud and clear, which isn't great when you're trying to sleep, especially when you've got people coming in from nights out

    It was very run down, the decor was tacky and out dated. Our room had a terrible smell of sick. The guy that checked us in really tried to help us change the room but the “manager” on WhatsApp was not at all helpful. We got given an air fresher and he opened the window! It was not very clean, the bed was awful and squeaked on every movement. I had booked this room as I wanted a bath rather than a shower due to running the marathon on Sunday. It was not a bath! It was more like a tub. I’m 5ft 3 and I couldn’t straighten my legs when sitting. There were the remains of what looked like a bug or fly which had been squashed on the bathroom tiles and not cleaned off. The television aerial was blue tacked to the wall, but only a few channels worked anyway. The main light didn’t work so we had to have the 2 side lamps only. Overall a complete disappointment and I would not recommend you stay here.

    Location was perfect. It was really close to the Marathon finish line!

    Check in was too technical, convoluted. Need to have excellent IT skills to get through the self check in process. Every further engagement was via WhatsApp, even to requesting additional room supplies. No on-site staff after 5pm. But they were available via WhatsApp until midnight. Twin room provided double bed and sofa bed which had super thin mattress so frame was felt through it. Property needs full refurb. Window frames rotten. Stair carpets threadbare.

    Location was perfect. Bath towels were super size and new. Large room size.

    The process for checking in was a bit weird, I didn’t really like the whole WhatsApp process for sending over your details over for a person you don’t know to tell you how to enter your room. It got to 3pm and I still hadn’t received any info on how to check in so had to send a few messages to the number until I got a response. However, this was made easier with the man on the reception when I stayed, but got a feeling he was only there due to the busy weekend. Also, I didn’t see any signs of a hot tub or spa as advertised, but I was aware of that before staying from previous reviews.

    Me and my partner stayed here over the Brighton Marathon weekend, as the destination was close to the finish line. The hotel is usually all self check in/out with no staff however due to the busy weekend there was a really kind man at reception who was extremely friendly, funny and helped us with anything we needed. The room was nice, nothing extraordinarily special, but the bathroom was lovely and considering it is a seaside town, the water pressure for the shower was good. Also, the price for the room for 2 nights over such a busy weekend was really good value for the room we had.

    The double booked my room and didn't tell me or booking.com I found out on the day at 5pm after chasing them for the key code to get in on the busiest weekend of the year. The said I agreed to a full refund during the week which I didn't and didn't even speak to them. Booking.com also still had it active on my account so they had to try and find me alternative accommodation which was no good. A nightmare of a weekend. There is no one to speak to at this hotel all done on Whatapp very doggy place stay away.

    Didn't honour my Early check in request although I paid for this Didn't honour my room size I paid for someone had to sleep on settee Very basic room 2 star at best Paid for parking through the hotel at near by car park only to get parking tickets now in dispute with hotel about this if you want a relaxing break in Brighton avoid this hotel at all cost You have been warned !!!!

    Even though staff responded quickly to WhatsApp messages, we still prefer flesh and blood receptionists on the premises.

    Best possible location: close to the sea and to interesting shops, buses and taxis. At the same time, there was very little exterior noise from traffic. Very charming building, and one of the best showers I have used in England

    TV didn’t work, WiFi hardly worked, there was peanuts under the bed and boyfriend is allergic to peanuts but lucky it’s only mild and he had antihistamines with him - it’s was very disgusting and not clean there was dirty cutlery and the bathroom door didn’t actually close. The walls are very thin so we could hear everything from next door and I’m sure they could hear us- it’s also just some half converted basement.

    First of all, the fact, that this is a self-check-in hotel isn't advertised anywhere on the hotel page, and you will find out about this fact only after you finish your reservation. Due to this, there is no reception nor any other hotel employees available in case of any issues or questions. The only way to contact the property is through a phone number which is not always available and through WhatsApp, which takes ages to get a proper response. Due to this, the check-in itself can be quite a challenge. The hotel itself seemed old, with creaky floors and thin walls – I could clearly hear people talking in other rooms next to me and above me at night which made it harder to get a good night's sleep despite the rather comfortable bed. I have booked a single room, and what I got was very far from the pictures of the room available on the hotel's Booking page. The room was tiny and run down, with dirty walls and torn bedding. The smoke alarm was hanging from the ceiling by a thread, the window in the bathroom was filthy and badly insulated, resulting in the bathroom being impossibly cold all the time, and some of the bathroom tiles were broken. The wifi signal in the room was spotty at best. Following my complaint about all of this after I checked in, the hotel promised to send someone over the next day to at least address the cleanliness issue in the bathroom, however, nobody showed up then, nor until the end of my stay. The hotel's only redeeming quality seems to be its location. Frankly, after my experience, I would not make the reservation again.

    The hotel is approximately 25 minutes away from the Brighton train station, halfway between Brighton itself and Hove. It is close to the Brighton city centre (10-15 mins on foot) and to the seafront. The bed in my room was also quite comfortable.
